Clive Emson Auctioneers: properties for auction in February

A commercial property used for educational purposes in Kent, pictured, has gone under the hammer with Clive Emson Auctioneers for £1m.

Ripple Down House in Dover Road, Ringwould, Deal (lot 50), generating a licence income of £33,324 pa, was among 177 lots listed in the firm’s February auction covering southern England and in Scotland.

Two adjacent commercial properties in Dawlish town centre were snapped up by investors at auction. (THURS FEB 6)

The premises in The Strand were available separately in the first sale of 2025 being held by one of the top five property auctioneers in the UK, Clive Emson Land and Property Auctioneers.

The first, at 18 The Strand, with a ground floor unit and first floor storage space, went for a leasehold price of £110,000.

It is currently let to a tenant – a café -  at £14,000 per annum. The property was sold with the remainder of a 999-year lease from January 2006.

Fierce bidding broke out for a fire-damaged former school in St Austell before it sold for £262,000 at auction. (THURS FEB 6)

Carclaze Infants School, in Carclaze Road, was listed with a freehold guide price of £50,000 to £70,000 after being placed for sale by Cornwall Council.

There were 76 separate bids for the property before the gavel eventually fell at a sum well in excess of that guide.

Houses in the Looe area were in demand at auction held by Clive Emson Auctioneers on 6th February, as the appetite for property continued in early 2025. 

In Sandplace, a character two-bedroom cottage sold for double its freehold guide, at £116,000.

The property, located at Council Cottages, has views to woodland over the scenic Looe Valley Line. It was listed with a guide of £50,000 to £60,000.

A commercial property at the heart of Witham town centre was sold as an investment after a bidding war.

Central Buildings at 39-41 Newland Street, offered jointly with Elwell Taylor, went under the auctioneer’s gavel at £324,000 freehold.
