MSN today reported that local authorities will be able to help first-time buyers struggling to save a deposit get on to the property ladder under a new scheme.

The initiative is aimed at people who could afford monthly repayments on a 95% mortgage but do not have the big deposit that most lenders are currently demanding.

Under the scheme, local councils would step in and provide a security worth up to 20% of the property's value, which would be held with the lender and on which interest would be paid, enabling the buyer to qualify for a lower mortgage rate.

Flat or house? flats do well in the cities,  but family homes are better in rural areas or near good schools.

Do I splash out on furnishing? generally, classier interiors means classier tenants - but don't go mad.

Should I manage it myself? this will save money - management fees are typically 8-15% of rent - but it means finding a tenant yourself and taking charge of repairs.

The Bank of England today announced it would be holding interest rates at 0.5% - marking a full two years since they were dropped to their current record-low level.

The decision came in spite of continued pressure to raise rates in order to combat high inflation. The Consumer Price Index (CPI) rose to 4% in January, and is widely expected to remain high for the rest of the year at least.

Ray Boulger, senior technical manager at (UK Auction List's partner) mortgage broker John Charcol, says: "I don't expect Bank Rate to rise before the second half of the year and, whilst a couple of 0.25%

There has been quite a discussion going on in the office today about how best to store books (interesting I know!) and now we thought we'd share some top tips to help you declutter and organise your bookcase!

 

  1. Line the back of your bookcase with wallpaper or add a coat of paint that goes with your overall decor.
  2. Separate your books by size and attractiveness. Consider storing uninteresting or unattractive titles in a less conspicuous area.
  3. Choose books to group together in odd numbers. Add figurines, or items that are in collections or heirlooms. Round plaques, picture frames
