Where are my Future Auction HOT PICKS today?

So today, we are are off to the Isle of Wight to check out a fabulous quirky property with wonderful views of the English Channel. Now, this isn't just a standard house this time.... it's quite the opportunity though. Having originally been built as a sea captain's residence, this property now consists of a 3 bedroom house with two self-contained one bedroom apartments on the top floor. Yes, that definitely makes it ideal for the investors out there, but don't disappear yet owner occupiers, as this one may suit you better than you realise ;-)

Given the property's location the layout clearly is perfect for letting, as I've said, but there is also the possibility of living in the main residence and letting those apartments for income either to longer term tenants, or perhaps just short letting to holidaymakers. The latter being perhaps a good way to test the water if you haven't done anything like that before, as you decide the availability and can therefore offer it initially for a month or two and see how you get on before choosing to jump in with both feet and letting them out long term or for a full summer season.

Even if the thought of people living in the upper portion of your house like that isn't for you, there are still further options here... Grown up kids or teenagers will love having their independence, while you have peace of mind that they are nearby... equally handy for older loved ones, visiting family, or even for allocation to a hobby that requires the extra space, or for the self employed who want a place to work without interruption. Those apartments can provide income, house loved ones or guests, or can be a private space for other needs.... therefore equally of use to owner occupiers! ;-)

Now, the property itself is very smart in appearance, and I love the tropical feel from the trees in the front garden. The exterior looks great and is clearly well maintained. The character and charm is equally prevalent inside as well, with lots of quirks and features throughout. That attic room with angled ceiling and multiple windows out through the roof is a wonderful space that would be a dream workspace for a multitude of arts and crafts!

It's not often I spot a free-standing bath in an auction catalogue, so I'm thrilled to see they have included the bathroom image showing one in this property. There are also extremely nice wooden floors, ceiling beams, and loads of light pouring in through plenty of pretty big windows. Unfortunately they haven't specified which images are in the house or the apartments, but all include fantastic features, a fairly neutral palette, and in general a great family home that is ready to move right into...

So, have a think about those apartments folks, it is clearly perfect for investors, but also has tons of potential for owner occupiers willing to consider something a little different to the norm. It's a very attractive property in a delightful location, and with incredible sea views. Don't take too long thinking it through though folks, as this one is up at auction on Thursday!

 

Right, I have another Isle of Wight property for you next... a charming 3/4 bed family home that needs a little refurbishment, but well within the ability of an owner occupier seeking a project property they can move into and work on at their own pace. This is a really pretty character property, and I'm particularly fond of those lovely shutters :-)

One thing is pretty clear from the internal images of this one... the rooms look to be a great size, and those bay windows add further to this. Not seeing anything major needing worked on in the photos, so presumably it's mostly needing a lick of paint. It may be worth looking into this further if you aren't keen to deal with possibly replacing the bathroom and/or kitchen, as the images provided don't show us either of those rooms.

It's definitely a great buy, especially for investment or refurb and resell, but appears well within the ability of the less experienced that wish to find that blank canvas to transform into their dream home. That garden is a good size, and seems pretty low maintenance too.

I think there will be a few interested parties when this one goes under the hammer on Thursday :-)
