Commercial property snapped up
A commercial property ‘with potential in a popular location’ close to Torquay town centre sold for £135,000 at auction.
The semi-detached premises in Lucius Street drew strong bids to go well above its freehold guide price of £90,000 to £95,000.

Auction Appraiser James Lofthouse said: “Bidders were clearly attracted by this property’s potential and location in Torquay.
“It is prominently positioned in a well-established edge of town centre shopping parade with a vibrant mix of occupiers.
“The new owner has a number of options, including owner occupation, letting or may consider splitting the shop back into two and creating a flat on the lower ground floor, subject to all necessary consents being obtainable.”
The property was auctioned in arrangement with Bettesworths.
In Buckfastleigh, a two-bedroom house and an area of communal land adjacent to the property sold for £97,000.
The Orchard Terrace property is let at £6,900 per annum on an assured shorthold tenancy agreement.

Strong sale for commercial property
Former commercial premises with planning permission for residential conversion in Ottery St Mary were taken at auction. (THURS 18 SEPTEMBER)
The Old Manse in Mill Street was among 195 lots listed across southern England in the September auction by Clive Emson Auctioneers – the firm’s largest auction by lot numbers in 13 years.
It was listed at £90,000 but eventually sold for £108,000 when the final bid was lodged - nearly £20,000 above its freehold guide price.
Built in the 1850s as a clerical home, the property became a solicitors’ office in the mid-1970s.
It was sold with planning consent for conversion into a three-bedroom family home to include parking and a garden.

Landmark Exeter buildings in demand
A ‘prominent and historic building’ in the heart of Exeter city centre sold for £220,000.
The former White Ensign Club and Church in South Street went for £20,000 above its freehold guide price of £200,000.
Auction Appraiser Steve Appleby said: “This prominent and historic building caught the eye of bidders.
“There may be potential for a variety of future uses for the new owner to consider including conversion or re-development of the site, subject to all the necessary consents.”
The property includes a large bar and lounge area with dance floor and raised stage, kitchen, cellar, WCs and function room.
A former day care centre and SEN school in the heart of St Thomas was also in demand.
The Cowick Street property was listed with a freehold guide of £200,000 before strong bidding took the final sale price to £261,000.
It comprises a detached building and a semi-detached building joined by a single-storey extension and includes offices, community rooms, WCs and kitchens.
Steve said: “The new owner has acquired a property with generous and versatile accommodation over three floors.
“It is ideal for redevelopment, whether for residential conversion, mixed-use or continued community use, subject to all the necessary consents.”

Full house
A ‘well-proportioned’ three-bedroom house in Plymouth drew keen interest at auction with 48 separate bids.
The mid-terrace in Ryder Road, in the Stoke area of the city, was listed with a freehold guide price of £100,000 plus but sold for £151,000 when the gavel eventually fell.
Auction Appraiser James Lofthouse said: “There was strong demand for this well-proportioned house.
“Once refurbishment works are completed, it would be considered suitable for occupation, re-sale or retention as a letting investment.”
Bidding is live from 28 October, ending 48 hours later on 30 October.
