Strong bidding at Clive Emson auction
Houses in the Looe area were in demand at auction held by Clive Emson Auctioneers on 6th February, as the appetite for property continued in early 2025.
In Sandplace, a character two-bedroom cottage sold for double its freehold guide, at £116,000.
The property, located at Council Cottages, has views to woodland over the scenic Looe Valley Line. It was listed with a guide of £50,000 to £60,000.
At Pelynt, about four miles from Looe, a semi-detached house for improvement sold for £77,000, well above its freehold guide of £50,00 plus. The property at Muchlarnick has three bedrooms.
Auction Appraiser James Lofthouse said: “The house requires a comprehensive programme of improvement works, after which the new owner has a number of options. These including letting as an investment property, placing it back on the market for sale or owner occupation.”

Lots in Launceston sell
Land and properties in the Launceston area also proved popular at the auction.
They were among 177 lots in the first sale of 2025 being held by one of the top five property auctioneers in the UK, Clive Emson Land and Property Auctioneers.
Land in a predominantly residential area, off Trecarn Close in Launceston fetched £13,000 when the hammer fell.
Measuring, about 0.11 hectares (0.28 acres), it had a freehold guide price of £5,000 plus and was placed for auction by Cornwall Council.
Two semi-detached bungalows in Hellescott Road, North Petherwin, also went under the gavel. Both are in disrepair and require extensive improvement works.
One sold for £56,500 and the other for £42,000. Both had freehold guides of £27.500 plus.

Two houses in the same road in Bodmin sold separately at Clive Emson's auction.
The two end-terraces in Margaret Crescent were each listed at £50,000 plus. Both have two bedrooms. One sold for £68,500 and the other for £56,000.
Auction Appraiser James Lofthouse said: “These houses drew keen interest. The new owners may wish to use them for lettings as investment property or for owner-occupation.”
