Garages are locked in
Fourteen lock-up garages and their forecourt in Penryn fetched more than double their freehold guide price at auction.
The units – placed for auction by Cornwall Council – had a guide of £35,000 plus but went for £79,000 when the gavel fell.
They were among 167 lots listed in the December auction held by Clive Emson Auctioneers, which is one of the top five property auctioneers in the UK.
Auction Appraiser James Lofthouse said: “These lock-up garages proved extremely popular at auction.
“The new owner may wish to use them in their current guise following refurbishment or explore potential re-development, subject to all the necessary consents.
“Lock-up garages regularly appear at auction and in this case delivered a strong return for the vendor, Cornwall Council.”
Land at Kernick Business Park, Parkengue, soared past its freehold guide of £500 plus to sell for £24,000.
The parcel - measuring about 0.04 hectares (0.1 acres) - was also placed for auction by Cornwall Council.

Lot converted
A commercial property in Liskeard town centre with planning permission for residential conversion has been sold.
The terraced property in the pedestrianised section of Fore Street was listed at auction with a freehold guide price of £60,000 plus.
The property was unsold during the auction but an offer was made after the sale, which was accepted by the vendor.
Auction Appraiser James Lofthouse said: “Occasionally offers are made for lots after the auction ends, which are then put to the vendor.
“In this case, the offer was accepted. The new owner has acquired a substantial property that is well located in Liskeard town centre.
“It comes with planning permission for conversion of part of the ground floor and the upper floors into a five-bedroom House in Multiple Occupation (HMO), whilst retaining retail space on the ground floor.
“The new owner now has the option of following the planning permission or may have other schemes in mind, subject to the necessary consents.”
In St Austell, a commercial property in Fore Street also sold after the auction.
The two-storey building on Fore Street had a freehold guide of £50,000 plus. The buyer made an approach after the auction ended, which was accepted by the vendor.
A square shaped parcel of land in a residential area at Dobwalls, near Liskeard, sparked keen bidding - rising from its freehold guide of £500 to £1,000 to a sale price of £19,600.
Located at Pendray Gardens, the land measures about 0.05 hectares (0.13 acres). Cornwall Council instructed the sale of the land.

On the waterfront
A former car park at Lighthouse Hill in Portreath proved popular at auction when it sold for £136,000.
Close to Portreath beach – and measuring about 2.38 hectares (5.89 acres) – it outstripped its freehold guide price of £50,000 to £75,000 by some margin after 55 separate bids.
Auction Appraiser James Lofthouse said: “This waterfront site generated considerable interest.
“The new owner may wish to gain a return on their investment through continued use of the site as a car park or may have other projects in mind, subject to the necessary consents.”
In Falmouth, a detached former office building sold for £48,000 – double its freehold guide of £20,000 to £25,000.
It is on a good sized plot in a residential area in Tregullow Road.

Camborne flats in demand
A house divided into two flats in Camborne sparked keen interest when it went under the hammer.
In Roskear Road, the house fetched £213,000 against its freehold guide price of £185,000 plus.
Senior Auction Appraiser Katie Semmens said: “Bidders clearly recognised the opportunity to acquire an attractive substantial house which has been informally split into two self-contained flats.
“The property requires updating throughout and sits on generous sized grounds where the new owner may see potential for development, subject to the necessary consents.”
There are two bedrooms in the ground floor flat and three in the first floor apartment plus an attic room.

A former office building with residential planning permission in St Erth fetched £60,000 when it went under the auctioneer’s gavel.
The Vestry Rooms in Fore Street was among 167 lots listed in the December auction held by Clive Emson Auctioneers, which is one of the top five property auctioneers in the UK.
Auction Appraiser James Lofthouse said: “The Vestry was sold with the benefit of planning permission and associated Listed Building consent for change of use from a community office building to a dwelling house and alterations.
“The new owner now has the opportunity to follow the planning permission to create a family home, whether for occupation, letting or resale back on the market.
“Alternatively, it offers continued office use, or they may have other schemes in mind subject to the necessary consents.”
The Vestry was auctioned jointly with Andrew Exelby Estate Agents. The detached two-storey property had a freehold guide of £60,000 plus.

Two flats in St Day fetched £83,000 at auction – easily exceeding their freehold guide of £70,000 plus.
The Scorrier Street properties was were among 167 lots listed in the December auction held by Clive Emson Auctioneers, which is one of the top five property auctioneers in the UK.
Senior Auction Appraiser Katie Semmens said: “These flats were previously fully let at £14,400 per annum and would be a good fit for the local rental market following updating.”
The property was auctioned in arrangement with MAP Estate Agents.

Nine lock-up garages in Torpoint have sold for £43,000 at auction after keen bidding.
The units in Roberts Avenue were among 167 lots listed in the December auction held by Clive Emson Auctioneers, which is one of the top five property auctioneers in the UK.
There were 55 separate bids starting as £12,500 before the auctioneer’s gavel finally fell.
Auction Appraiser James Lofthouse said: “Lock-up garages regularly come to auction and attract keen bidding.
“The new owner of this row in Torpoint has the option of letting them out in their current guise although they may have other uses in mind by virtue of the garages’ location in a residential area, subject to the necessary consents.”
