South Ceredigion house prices soar at auction

TWO homes in south ceredigion have sold for tens of thousands more than their guide price at a recent auction.

A pair of semi-detached dormer bungalows, converted into one large dwelling in Aberporth sold for £85,000 more than its starting guide price at a recent property auction.

Offering unrivalled coastal views and two external garages it had a guide price of £200,000 to £220,000 but at the fall of the hammer, it sold for £285,000.

Similarly, a semi-detached stone house in the popular village of Cilgerran, Cardigan sold for almost double its guide price.

It went for £82,000 at the auction but the a starting guide price was just £45,000 at John Francis’ property auction.

Richard Emanuel, director of John Francis, said: “Both of these unique properties in Cardigan were attractive lots to bring to auction, particularly because of their unusual features and development opportunity.

The next two-day auction will take place on 14 and 15 July and properties are now being accepted ahead of the summer auctions.
