Order placed for pub at auction
A ‘substantial and well-presented’ former pub near Frome has sold through Clive Emson Auctioneers. (THURS 24 JULY)
The Bell Inn at Standerwick was listed with a freehold guide price of £300,000 plus, but was snapped up prior to auction by a keen buyer.

It was among 170 lots in the fifth sale of 2025 being held by Clive Emson Land and Property Auctioneers, one of the top five property auctioneers in the UK.
Senior Auction Appraiser Audrey Smith said: “There was keen interest in the Bell Inn before the auction.
“An offer was made in excess of its freehold guide, which was accepted by the vendor. Occasionally these type of sales are agreed when the buyer is keen to acquire a property or plot of land before it goes to auction.
“The new owner has a number of options, including continued operation as a pub or some form of residential development, subject to all the necessary planning consents.”
The Bell Inn is located on a large corner plot with patio areas, gardens, a large car park and a further area of land/garden.
It includes first floor owners’ accommodation, trading and restaurant areas, gardens, a large car park and land.
It was auctioned jointly with Bettesworths.

In Wellington, a part-let town centre commercial investment property in High Street sold for £79,500.
The ground floor, which is now vacant, has most recently been used as pub. The first and second floors of the three storey building are currently let as office accommodation.
The property’s first and second floors are let to the same tenant at £5,000 per annum.
It was auctioned jointly with Miller Commercial.

Near Crewkerne, a detached three-bedroom property called Holly Tree Cottage also sold prior to auction.
Located at Horn Ash, it was listed with a freehold guide of £195,000 plus.

In Bridgwater town centre, a mixed-use investment property with a freehold guide of £140,000 to £150,000 plus sold after the auction had finished.
The East Quay property - fully let at a total of £19,140 per annum with a barber shop on the ground floor and a spacious three-bedroom maisonette on the first and second floors – went when an offer was made and accepted following the auction.
It was auctioned in arrangement with Tor Estates.
