New calling for former telephone hut

A former BT hut near Taunton with planning permission for conversion into a holiday let is going to auction. (THURS JUNE 12)

The building at Croford, Wiveliscombe, and its land have a freehold guide price of £43,000 plus.

It is among 166 lots in the fourth sale of 2025 being held by one of the top five property auctioneers in the UK, Clive Emson Land and Property Auctioneers.

Senior Auction Appraiser Audrey Smith said: “This is a rare opportunity to acquire an area of freehold land with a brick built former BT hut with planning consent for change of use to holiday let.

“It is likely to be of interest as a holiday let or a variety of other uses, subject to all necessary consents being obtained.”

The hut has a main space comprising seating area and a kitchenette, shower with WC and wash basin. There is also a mezzanine.

In Wellington, a part-let town centre commercial investment property has a freehold guide of £100,000 plus.

The ground floor, which is now vacant, has most recently been used as pub. The first and second floors of the three storey building are currently let as office accommodation.

Auction Appraiser James Lofthouse said: “This property is located in a prime position in the centre of the attractive Somerset market town of Wellington.

“It has potential for conversion or into multiple units, subject to all necessary consents being obtainable.”

The property’s first and second floors are let to the same tenant at £5,000 per annum.

It is being auctioned jointly with Miller Commercial.

In Glastonbury, The Armoury has a freehold guide of £65,000. A mid-terrace cottage (pictured), it has been in the same ownership for many years.

Located at Horn Ash, the house has planning permission to extend its ground floor.
