Some super sales under the hammer this month...
Happy Saturday to you all.... and yes, I am in the office, and yes, I am here purely to share with you some fab new lots under the hammer, some of my favourites going to auction.
First lot I have for you today is a lovely piece of land in the Yorkshire Dales National Park. This 4.37 acre plot has a very charming traditional field barn on there, and the land is very useful grassland amidst beautiful surroundings. There is definitely potential for use as some form of camping barn or similar purpose (stc), as well as the land itself. It's a stunning location, and certainly worth taking a look :-)
Now, on to more my usual fare, but wow, this is one especially gorgeous property that after having undergone refurbishment and modernisation is now ready for the next owner to move right in there...
Set in North Yorkshire, this 3 bedroom cottage has been done up to a very high standard, but in a way that retains those wonderful original features that give it such character throughout. There are many of my favourite things on show in the images with this one... fabulous fireplaces, lovely oak shutters, stone flagged floors, sash windows... there are period features at every turn, and so well looked after too!
That remarkable Inglenook fireplace is fantastic, and such an uncommon feature in a smaller home such as this one, being more commonly found in properties of much larger stature. That said, this property is deceptive, and appears much larger on the inside. It really can cope with such a grand fireplace in these big bright rooms. This will be a great family home and a real gem for owner occupiers out there.
Next one for you today is a lovely 3 bedroom stone house in North Yorkshire. With a spacious interior that defies the smaller appearance from the exterior, this is a fixer-upper property in need of some TLC. It has great appeal for both investors owner occupiers seeking a project property to make their mark on. There are some fab original period features mentioned in this one, with interior shots showing off some lovely fireplaces, as well as some great original coving.
I have to say, there are some wonderful little quirky points in this property as well. There is a clear retro-tastic feel to the property at the moment, and while refurbishment will be needed throughout, there is also some brilliant funky flooring and light fittings that while perhaps not to everyone's taste, will most certainly catch the eye of a few folks out there. I am also loving that stained glass in the landing window that makes the upper hall especially big, light and airy.
This great house benefits from gardens to both front and rear plus a gravel drive and has the appearance of having been well taken care of throughout. The outside space, while being a great blank canvas for someone with green fingers to mould and shape into their ideal outdoor space, alternatively for families with younger children this is a fab area for them running around and playing.
Overall this property is an ideal family home for those owner occupiers who are happy to take on the graft needed to make the most of this project property and benefit from the resulting wonderful 3 bedroom home. Equally so this one will suit the investor seeking a quick fix to sell on for profit or retain for a rental income. Either way someone is going to be very pleased when they purchase this one at auction :-)
So that's it for the weekend. Keep checking back as now the summer break is coming to an end, there are plenty more catalogues due for release over the next couple of weeks....
Have a lovely weekend!
