Buyer locks in garages bid

A total of 21 lock-up garages in Torpoint went for nearly three times their freehold guide price at auction. (THURS 18 SEPTEMBER)

Located in three blocks in Roberts Avenue, they were listed with a guide of £30,000 to £35,000 but sold for £98,000 when the gavel fell.

They were among 195 lots across southern England in the September auction by Clive Emson Auctioneers – the firm’s largest auction by lot numbers in 13 years.

Auction Appraiser James Lofthouse said: “These lock-up garages proved very popular at auction.

“They offer the new owner the option of continued use in their current guise with a rental return although they may wish to explore re-development schemes, subject to all the necessary consents.”

Also in the Torpoint area, land with lapsed planning permission for two apartments sold for £38,000 when the hammer fell.

Located in Porspoder Place, in the coastal village of Cawsand, the parcel measures about 0.04 hectares (0.09 acres).

Freehold land placed for auction by Cornwall Council achieved a price of £97,000.

The parcel in Carbeile Road, Torpoint, measuring about 0.14 hectares (0.37 acres), had a guide of £50,000 plus.

Residential and Commercial Property Auction Sales

Residential and commercial property in West Cornwall also sold well at auction.

In Hayle, a detached bungalow with four bedrooms and an annexe in Chapel Lane sold for £290,000 against a freehold guide of £275,000 plus.

Auction Appraiser James Lofthouse said: “The new owner has acquired a substantial property with ample parking areas on a large and elevated plot.

“They may wish to consider development of part of the site to provide additional dwellings, subject to all the necessary consents.”

In Treskerby, Redruth, a bungalow in Trelawney Avenue, fetched £211,000 against a freehold guide of £170,000 plus.

Detached, with two bedrooms, it requires a programme of improvement works.

In Penzance, commercial premises with a one-bedroom maisonette sold when an offer was accepted after the auction.

The mixed-use property, with a ground floor shop front on Alverton Terrace, was listed with a freehold guide of £60,000 plus.

Auction Appraiser Steve Appleby said: “Occasionally an offer is made after the auction ends, which proves acceptable to the vendor.

“This property offers excellent potential for owner-occupation, investment or resale post refurbishment.”

Auction action!

A former pumping station and adjoining land in Stratton sold on the auction day. 

The property - just two miles inland from the popular resort of Bude on Cornwall’s north coast – went for £23,000.

Auction Appraiser James Lofthouse said: “This former pumping station was an unusual lot which sold above its £15,000 guide.

“It may offer the new owner a variety of uses, subject to all the necessary consents being obtainable.”

The pumping station, which has been decommissioned, includes a storeroom and areas of enclosed grounds.
