£21m-plus raised for clients in July by Clive Emson Auctioneers

Ninety-two bids saw the hammer fall on a trading estate in Cornwall for £431,000, which was £131,000 above guide price.

It was among 170 lots across southern England listed in the July auction by Clive Emson Auctioneers, regional land and property auctioneers, with £21m-plus raised in sales.

James Emson, Managing Director, said: “There was keen bidding across the board, with many lots going for well in excess of guide prices, including the Bamber Complex which is in an established industrial location.

“This was our fifth auction of eight this year, with just over £21m raised in sales for clients – demand for efficient and transparent auction sales of property and land is as strong as ever.”

Over the finishing line - 11 residential area garages in the Derby racecourse town of Epsom, Surrey, sold for twice the guide price. Garages 1-11 Rosebank went for £187,000 in a bidding war, with 79 bids placed (lot 5). Six others in the town fetched £116,000, more than double the guide price, with 85 bids (lot 10).

Nine flats at 41 Hedley Street, Maidstone, Kent, with an estimated rental income of £89,500 pa, fetched £1,053,000 (lot 60) and a vacant terrace of three houses at 4, 6 & 8 Calthorpe Mews, Prospect Avenue, Rochester, Kent, was bought for £716,000 (lot 157).

A former pub near Reading in Berkshire went for £413,000, which was £63,000 above guide price (lot 102). The freehold Red Lion is at Church Road, Mortimer West End.

With “significant structural damage”, a detached house called The Retreat, Undercliff Drive, St Lawrence, Ventnor, Isle of Wight, sold for £151,000 in a bidding war; 57 bids were made. The three-bedroom property went for £90,000 above guide price (lot 117).

Also on the Isle of Wight, a terrace of derelict retail units and upper parts at 38-39 High Street, Sandown, at the southernmost part of the former Ocean View Hotel, sold for £355,000, which was £105,000 above guide price, with 111 bids made (lot 16).

The freehold car park adjacent to the same former hotel went for £261,000, which was £11,000 above guide (lot 25) with 17 bids.

A mixed-use building in Lowestoft, Suffolk, sold through the auction. The part-vacant property at 214-216 London Road South, on the corner with Claremont Road and one road back from the seafront, was guided at £150,000 - £160,000, with the premises let at £8,500 per annum (lot 96).
