Property Faves for auction this month

First one for you today is a gorgeous 3 bed cottage in need of some refurbishment. Well worth a look for any owner occupiers seeking that perfect project property, this one is bursting at the seams with both bags of character and loads of attractive original features. If, like me, you love the striking atmosphere created by bold dark beams against a white/neutral room, then you will adore this one as from the interior images they are clearly a very big feature in this charming country cottage along with that lovely fireplace.... oh, and that bold green AGA in the kitchen looks fab too! :-)

Seems that the Cambridgeshire location is key with this one, and I don't just mean the mature gardens that set the scene around this pretty family home... apparently it is also well placed only a stone's throw from a golf course, enhancing the view far beyond the generous gardens! This is a good sized property, as well as a manageable project for the keen DIYer/owner occupier, as well as suiting those after a quick turnover from refurb and resell... but I think that the setting may garner a little extra attention from the former than it may ordinarily have done otherwise.

 

Now, I think it's probably about time I had a little something for the builders and developers out there... sorry, I know I don't often have anything to offer you guys (and gals!) who are looking for something a little more involved than your average DIY enthusiast would take on. Well, today I'm taking a little step away from all the pretty properties and fixer uppers, and I've got a fantastic redevelopment opportunity to show you instead! :-)

The site that I'm excited to tell you about today is a part of a much larger redevelopment scheme that's been going on in this area of Kent... and while I admit I'm less experienced with all things development, I found this one very intriguing and it really caught my attention.

It is a complex of buildings, comprises a Grade II Listed Long Barn believed to be early 19th Century with some 20th Century alteration, as well as adjacent farm buildings and other premises. Now, they weren't kidding when they named it a LONG barn... apparently having started out as 12 bays long, it was then extended to 15.5 bays! I love the drawings that have been included, and when you see the extend of the planning permission, you can tell that this is going to be fantastic when it's completed and a real benefit to the area. There is current approval for a restaurant/bar, coffee shop, and 8 further units all set around a central courtyard area, with landscaping/parking incorporated, and I love the image that brings to mind.... but that said, you folks more experienced in the world of development may be able to see beyond just what has been suggested for the site.

Perhaps you have something alternative in mind when you set your sights on that stunning Long Barn, and it's entirely possible that this site could suit other forms of redevelopment including residential or some kind of mixed use(stpp!)... either way, I'll be pleased to see this one get a new lease of life, and hope it passes back through our doors sometime after the work is completed! :-)
