A character cottage in a popular village near Exeter has been bought at Clive Emson's 4th May property auction for £115,000.

The house at 4 Church Steps in Church Stile Lane, Woodbury, was among the lots in the third sale of 2023 by the regional land and property auctioneers Clive Emson. It sold exactly at its freehold guide price of £115,000.

Senior auction appraiser Audrey Smith said: “Charming and well-located properties of this kind remain in demand among buyers.

“It would benefit from refurbishment for occupation by the new owner, for letting or as a weekend bolthole close to Exeter and the wonderful coastline nearby.”

The cottage, directly opposite the village church, has a rear garden and patio area.

 

New owner for development site

Land with planning permission for the conversion of five barns into homes near Ivybridge sold for £474,000 at the same property auction – well above its freehold guide price.

The site at Harraton Farm, Modbury, was among the lots in the third sale of 2023 by the regional land and property auctioneers Clive Emson. 

It had a freehold guide of £300,000 but sold well in excess of this after strong bidding.

Senior auction appraiser Audrey Smith said: “This site on the outskirts of Modbury drew keen interest.

“Clearly, its prior approval for conversion of five barns into five houses with parking attracted the attention of bidders such as developers and builders.

“The new owner may wish to follow the planning permission or consider an alternative scheme, subject to the necessary consents.”

The site extends to approximately 0.34 hectares, or 0.85 acres.
