Property and land in Cornwall sell at auction

Buyer swoops for town centre property

A mixed-use property in Liskeard with a commercial unit and three self-contained flats has sold through Clive Emson Auctioneers.

The town centre premises in Market Street were listed with a freehold guide price of £160,000 plus.

The property didn’t sell in the main sale of 145 lots but sold shortly afterwards for a sum close to the guide.

Auction Appraiser James Lofthouse said: “Properties remain available after the auction for interested parties.

“Sometimes, as on this occasion, offers are made and accepted. The new owner of this property will benefit from an immediate return on their investment with the ground floor commercial unit and two of the three flats already let to tenants.”

In Launceston town centre, a two-bedroom flat in Howard Way, Madford Lane, fetched £50,000.

Located at the rear of a period building, the first-floor property is part of a block of flats and has parking. It was listed with a leasehold guide of £47,500 plus.

At Yeolmbridge, at semi-detached house with three bedrooms sold for £152,000.

Located in Church Road, the property has a large rear garden with far reaching views and a detached outbuilding for storage as well as a front garden with communal parking. It had a freehold guide of £140,000.

Station taken at auction

A former pumping station with water, electric and drainage in Penzance has sold at auction for £25,000. (WED 20 MARCH)

The property in Alverton Road came with a bed, seating area, table, kitchenette and WC.

Auctioneer David Henwood said: “This was quirky property which appealed to bidders at auction.

“It was previously the subject of a planning application for continued use as a holiday let which was refused in 2023.

“The new owner may wish to re-apply or may have some other scheme in mind subject to all of the necessary consents.”

The property was auctioned in arrangement with Stacey Mann Estates.

 

A freehold two-bedroom terraced house with a garage near Penzance town centre sold prior to auction.

Located in Bullock Market Terrace, it has a patio area at the front and a courtyard at the rear with a store room and WC.

David said: “This property was listed with a guide of £170,000 to £190,000.

“It drew the attention of an interested party who was keen to acquire the property before it went to auction. They made an offer which was accepted by the vendor.”

The house was auctioned in arrangement with MAP Estate Agents.

Church popular at auction

A former Baptist church in Tuckingmill sold for more than double its freehold guide price at auction. .

The building, an end-terrace over two floors in Pendarves Street, was listed with a freehold guide price of £50,000 to £60,000.

But keen interest took the final price to £127,000 when the auctioneer’s gavel fell.

Auctioneer David Henwood said: “There was strong bidding for this former church.

“Its location in the village of Tuckingmill along with its good sized accommodation may have been among its attractions to bidders.

“The new owner may see the potential for residential conversion into two or more dwellings, subject to all necessary consents being obtainable.”

It was auctioned in arrangement with MAP Estate Agents.

 

In Lanner, near Redruth, a detached bungalow in May Gardens fetched £180,000 when the auctioneer’s gavel fell – right in the middle of its freehold guide of £170,000 to £190,000.

The two-bedroom house has an attached garage with off-road parking to the front as well as garden space to front, side and rear.

In St Agnes, a semi-detached freehold house in Angwin Avenue sold for £116,000 - more than double its guide of £50,000 plus.

Shell Cottage sells in Fowey

A former holiday let in the popular harbour town of Fowey was bought at auction for £200,000.

Auction Appraiser James Lofthouse said: “This property has previously been used as a holiday let.

“The new owner may wish to continue with this use or may wish to use it as their main residence or second home.”

Shell Cottage was listed with a freehold guide of £190,000 plus.

Land goes in St Austell

Land in St Austell placed for auction by Cornwall Council sold for ten times its freehold guide price.

The parcel - measuring about 0.01 hectares (0.04 acres) - on a corner in Park Road was listed at £500 plus but eventually went for £5,000 when the auctioneer’s gavel fell.

It was among 145 lots in the second sale of 2025 by one of the top five property auctioneers in the UK, Clive Emson Land and Property Auctioneers

Auctioneer David Henwood said: “We occasionally are instructed for unusual lots of this kind at auction.

“They may be of interest to neighbouring businesses or properties, or other interested parties may have ideas for their use, subject to the necessary consents.

“This often dictates the final sale price and, as in this case, they can considerable exceed their guide depending on the interest shown.”
