Over 50% Sold at Smith & Sons Sept Auction

The latest Smith and Sons property auction has resulted in over half of the lots available sold, realising a final sales figure of £1,071,750.

Properties requiring modernisation and upgrade works where particularly popular, attracting strong interest and keen bidding, with buyers securing properties at incredible prices.

Two flats in a Grade 2 listed building close to Hamilton Square in Birkenhead where sold for £16,250 and £20,500, whist the Lord Napier pub also in Birkenhead realised a sale of £109,500.

There was fierce bidding for a semi-detached property on Laird Street in Birkenhead which sold for £92,500 against a guide of £60,000 - £70,000. A property that also attracted strong bidding was Town Lane in Bebington, which included a commercial property on the ground floor and a two bed flat above, selling for £119,000 against a guide of £90,00 - £110,000.

Annette Shelly, Auctioneer at Smith and Sons commented: “This was steady auction that attracted a lot of interested resulting in a good sale of over 50% of properties. There is a certain degree of caution within current the property market and whilst there has been some movement following changes to stamp duty, the outlook remains mixed.

“Auction still remains an attractive route to market for sellers who are able to realise a quick and transparent sale, whilst buyers can secure properties at below market prices and make  good return following any necessary works. We’d encourage anyone keen to sell their property quickly and secure a strong sale, to get in touch as we are already taking entries for our December auction.”
