Clive Emson Unveils November Auction with Investments, Development Land and Unique Properties
Clive Emson Auctioneers has unveiled its 269th catalogue, featuring 173 land and property lots across southern England. The auction includes everything from residential investment opportunities and development land to unusual homes, commercial premises and a woodland cabin with a television connection.
Bidding for the auctioneers’ penultimate online auction of the year concludes from 11am on 5 November, with bidding opening 48 hours earlier.
The November sale follows a particularly strong September auction, which featured 228 lots — the largest catalogue the firm had listed since before the pandemic — and raised more than £23 million for clients.
Major Residential Investment in Bromley
One of the standout lots is a gated, freehold residential investment at Carpenters Court in Bromley, Greater London. Comprising 14 flats, the property is let at £201,180 per annum and has a guide price of £2.7 million (Lot 155).
Clive Emson Director Sam Kinloch anticipates interest from property investors and funds with larger portfolios, given the scale of the investment and its rental income.
Development Land and a Woodland Cabin
Development opportunities feature prominently in the catalogue, including land at The Pig Farm, Bucks Green, on the outskirts of Horsham in West Sussex. The site has outline planning permission for six dwellings and carries a guide price of £1.2 million to £1.3 million (Lot 26).
For something rather different, Evergreen is a two-storey woodland cabin near Lewes in East Sussex. Made from recycled materials, the lettable cabin featured on Channel 4’s George Clarke’s Amazing Spaces and has a guide price of £290,000 to £300,000 (Lot 113).
Former Healthcare and Residential Properties
A former doctors’ surgery in Portslade, Brighton, East Sussex, is being offered for sale on the instructions of the NHS, with a guide price of £500,000-plus (Lot 36).
In Kent, a vacant block of eight purpose-built flats in the village of Bidborough, near Tunbridge Wells, has a guide price of £1.08 million to £1.1 million (Lot 136).
The catalogue also includes a former captain’s house and a bungalow set within 8.5 acres of land at St Just, Penzance, Cornwall. With countryside and sea views, the property has a guide price of £575,000-plus (Lot 79).
Commercial and Equestrian Opportunities
Commercial property and income-producing assets are also represented.
At Otterden, near Faversham in Kent, an equestrian facility is being sold on the instructions of executors. The property is partly let, generating £33,720 per annum, and has a guide price of £550,000-plus (Lot 80).
Meanwhile, Vector House in Oxted, Surrey, is a former business centre comprising offices, garages and stores. It has a guide price of £425,000 to £450,000 (Lot 11).
A Diverse November Auction Catalogue
Sam Kinloch said the November listings demonstrate the strength and diversity of land and property being brought to market through auction, offering a clear and transparent route to a binding sale.
Established 37 years ago, Clive Emson Auctioneers has regional offices stretching from Essex to the West Country. Its November auction is the seventh of eight planned sales for the year.
With residential investments, development land, commercial buildings and unusual properties all included, the catalogue offers a varied selection for buyers to explore ahead of bidding.
