New in Norfolk for auction this week!
It's off to Norfolk today, as I've a fantastic character cottage to show you that's in need of some refurbishing and updating throughout. I have to admit that I might have overlooked this one in the catalogue though, since there's only one interior shot.
Yes, that one image is showing some nice beams, but the way the dining table is in the middle of that kitchen, with wooden chairs a similar shade to both the units and beams, it really doesn't allow any one thing to really stand out or catch your eye. I'd likely have thought "Nice building, decent grounds" then skimmed past it to the next lot to see what it has to offer.
It's such a pity that more interior shots, or a more eye catching one, wasn't included in the catalogue entry. The online listings for this one come with numerous images of the whole property inside and out! It is for this reason I'm so keen to show it to you all, and make sure you're not overlooking what is a fabby character property with charming features throughout, and needing minimal work to turn it into your dream family home! :-)
I'm amazed that the living room image never made the cut for the catalogue, since it's one of the most stunning shots of this lovely property. Between that single large ceiling beam in a darker brown shade I personally find far more attractive than the multiple smaller paler kitchen beams, and the enormous brickwork feature fireplace with matching dark wood lintel and charming wood burning stove... I love this room and the atmosphere those features create.
Another eye catching image was the one taken inside the smart and spacious conservatory. I find that lighter wood shade far more fitting in here, and it works very well with the low brick wall around the base of the walls. It's a framework easily tweaked if you'd prefer a different shade of wood or to paint the framework if you're not into all the wood. Regardless, it's a very nice framework, great size of space, and a wonderful place to enjoy sunshine and warmth even when it's a bit too cold outside.
Now, the rest of the property all seems to be in a similarly good condition overall. There is a lot of wood throughout though, so if that's not your thing you may have to consider painting or replacing perhaps doors and skirtings to tone it down a little. Not something to take lightly given that it's a very large and time consuming cosmetic adjustment to make in a property of this size. But if you're happy to take this on as a project property, it's easier to tackle something like that on a room by room basis at your own pace rather than seeing it as a single task needing done in one go. Like most things, it's best done in bite-size pieces.
Now, it's time we took a look outside. This one hasn't just got grounds on offer, there's a former piggery as well. Ok, so they haven't told us anything more about the outbuilding other than it used to house pigs, and the only image shows part of the front wall of the piggery... but it looks a good size, and while it clearly could be used to house some animals if that's your thing, it's also as easy to see potential as perhaps some kind of workshop or storage. Hard to plan for this kind of outbuilding without knowing what's on the inside though.
The rest of the grounds are a little more straight forward. It's mainly lawned and there's paddocks to both the front and rear of the property. There's even a pond apparently. It's clear from the images that the grounds are a very good size, and 2 acres is plenty to play around with, giving an excellent blank canvas on which to plan your ideal outdoor space. For those of you into horses those paddocks will be ideal and perhaps the piggery could be replaced with stables for that purpose(stc). Others may wish to be more self sufficient with a few farm animals and a kitchen garden/allotment setup as means to live off the land as much as is possible.
Personally? I'd be most intrigued by the kitchen garden and allotment possibilities. There's a great piece of land with this property on which to grow produce, add a couple of greenhouses or a poly-tunnel perhaps, and not just make produce for your own kitchen, but also possibly make things from the fresh produce to sell at markets or even online perhaps. There is a few ways in which 2 acres can be applied to creation of income, and it doesn't need to be a big money spinner either. An overgrown hobby that expands to the point where it provides a little financial return is no bad thing ;-)
Overall I find this a wonderful property, the bedrooms are good sized as are the ground floor rooms, and most certainly the grounds are spacious too. Yes, there's some scope to update things a bit in the kitchen for example, and likely the bathroom needs a revamp, although there's no image of the room to tell us either way for sure. None of it is too large or difficult for the average owner occupier though. This is a great sized four bedroom property and will make an excellent family home once it's had some TLC.
It is also ideal for investors to take on as a refurb and resell since this will be pretty straight forward to update, but it's undeniably an excellent opportunity for someone looking for that perfect personal project property.
