Monday Morning Auction Hot Picks!

First one for you today is a very unique riverside chalet that really makes the most of it's Cheshire scenic setting.

This 3 bedroom home has a very pretty appearance, and I'm loving the fab big porch at the front of the property. What a great place to sit and take in that river view come rain or shine. While at first look you may presume this to be the ideal holiday home or weekend retreat, unlike most chalet properties, this one actually has full residential classification. So if you're looking longingly at the gorgeous setting and wishing that you could live in such exceptional surroundings all year round, with this chalet you can!

Now on to the interior of the property. You won't be disappointed when you see the images from inside the chalet. It really does look as good inside too. In particular, there has been a real feature made of the staircase and the fab double height space adjacent. The wooden floor combined with the white walls and black beams is both striking, and really makes the most of a quite unique space. Another thing I noticed, that is only partially shown from inside, is the sheer expanse of windows this property has throughout, making the property light, bright and airy whilst taking advantage of the incredible surroundings that will make every single room feel special in its own right.

This unusual property will be of great appeal to both owner occupiers seeking a holiday home or permanent residence, but equally so could be a fantastic one for investors. There will be no shortage of people wanting to experience living in such a gorgeous setting, making it a very good potential holiday let. Either way, I doubt this one will be hanging around for long. Especially given that there is direct vehicle access to the property and additional land that may be ripe for development(stpp). This one is incredible in it's own right, and comes with potential to gain even more from the site itself...

Next, we're heading down to Devon to take a look at a fab 6 bedroom restoration project.

This very handsome double-fronted Victorian house is in need of a fair amount of refurbishment, but is very much worth the time and effort. Definitely of interest for investors looking to restore the property for either quick sale or retaining for rental income, but also perhaps of interest to owner occupiers keen to take on a bigger project with loads of potential.

Some of the restoration has already been started, although those works did not reach completion and the upper floors are still largely untouched. The good news is that the property has been re-roofed, had some windows replaced, and benefits from gas central heating, plus a bathroom and kitchen both in reasonable order. It's a pretty good blank canvas to work with, and this one has a rather nice little perk... there are pv panels on the roof, so not only is this keeping the bills down, it has actually been producing some income! How's that for a nice feature for a project property to have?

There's so much going for this interesting and large family home, and as a project property or investment opportunity it has a lot to offer. In particular the added income and reduced bills from the solar panels will be an eye catching perk, so I fully expect this charming property with it's lovely walled garden will have a few folks interested on auction day.

Have a great week and keep checking our database for new properties under the hammer, as more catalogues being released this week!
