A parcel of land with planning consent for two detached four-bedroom homes near Martock has sold for £380,000 at auction.

The rectangular shaped site in Stembridge was among the lots in the second auction of 2023 by the regional land and property auctioneers Clive Emson. 

It went for £20,000 above its freehold guide price of £360,000 plus.

Senior Auction Appraiser Audrey Smith said: “There was keen bidding for this land.

“Its location to the rear of Island House in a quiet cul-de-sac was a clear draw to bidders along with its planning permission.

“The new owner has the option of building out the planning consent or may wish to follow an alternative scheme, subject to the necessary consents.”

The plot extends to about 0.12 hectares (0.30 acres). It was auctioned in arrangement with English Homes of Langport.

Clive Emson Auctioneers holds auctions eight times a year, with offices in Essex, Kent, Sussex, Hampshire and the West Country.

Its next auction, the third this year, ends on Thursday May 4, with bidding opening 48 hours beforehand. Lot entries close on April 11, with the catalogue available from April 15.
