Lots Sell at Clive Emson's 5th Property Auction of 2025
Land and property in Torbay proved to be in strong demand when they went under the hammer at auction. (THURS 24 JULY)
They were among 170 lots in the fifth sale of 2025 being held by one of the top five property auctioneers in the UK, Clive Emson Land and Property Auctioneers.
Two flats in Torquay in the same building both sold separately for £119,000.
Located at Queen’s Quay, Victoria Parade, each of the two-bedroom properties was listed with a guide of £100,000 plus.
Auction Appraiser James Lofthouse said: “These well-presented apartments came to auction in a good location close to Torquay harbour on the English Riviera.
“The buyers have the option for owner-occupation although they may wish to take the opportunity to place them on the rental market or use them as holiday lets.”
Also in the Torquay area, land previously with planning permission for a detached house sold for £142,000.
The site in Ansteys Cove Road, close to Wellswood, measures 0.06 hectares (0.14 acres) and was listed with a freehold guide of £125,000 plus.
James said: “There was keen interest in this plot which meant it achieved a sale price in excess of its guide.
“Formerly with planning permission for one detached home, it offers a range of possibilities for the new owner subject to all of the necessary consents.”
It was auctioned jointly with Absolute Sales & Lettings Ltd.

In Thurlow Road, Torquay, a two-bedroom flat for investment or occupation sold prior to auction. It was listed with a leasehold guide of £85,000 to £90,000 but an offer was made and accepted before the auction date.
The ground floor property was sold with the remainder or a 99-year lease from June 1971. It was auctioned in arrangement with Taylors Sales & Lettings.

In Union Street, Torquay, a vacant commercial unit arranged over three floors with offices and a separate workshop fetched £55,000.
The property, part let at £3,300 per annum, was auctioned in arrangement with Bettesworths.

In Brixham, a two-bedroom bungalow in Cumber Drive sold for £148,000 against a freehold guide of £90,000 to £100,000.
James said: “This well-located property was in demand.
“Following refurbishment by the new owner, it would be ready for occupation, letting or resale on the market.”
It was auctioned in arrangement with Eric Lloyd & Co.

Also in Brixham, Stapleton House in New Road sold prior to auction. It was listed with a freehold guide of £200,000 to £220,000 but a sale was agreed when the buyer made an offer which was accepted before the auction date.
A substantial mid-terrace investment property, it is set over three floors and split into three self-contained apartments.
It is part let – with two of the three flats rented out - at £15,120 per annum. Two of the flats have two bedrooms, while the remaining flat has one bedroom.

Flat out for city centre living
An Exeter city centre flat sold for double its freehold guide price at auction. (THURS 24 JULY)
The two-bedroom property in St Olaves Mews, Bartholomew Street, was listed at £90,000 but sold for £178,000 when the hammer fell.
It was among 170 lots in the fifth sale of 2025 being held by one of the top five property auctioneers in the UK, Clive Emson Land and Property Auctioneers.
Senior Auction Appraiser Audrey Smith said: “This well-located flat drew keen bids.
“Located on the second floor with two double bedrooms, its attractions also included communal gardens as well as views over Friernhay Green.
“Properties of this calibre remain in demand for city centre living in popular locations such as Exeter.”
The flat was auctioned in arrangement with Samuels Estate Agents.

In Lower North Street, Exeter, a period house with two double bedrooms sold for £190,000 – exactly on its freehold guide.
The city centre character home includes original features and has a patio, lawn and terraced garden.
It was auctioned in arrangement with Winkworth Estate Agents.

In South Town, Kenton, a character cottage called Merravay sold prior to auction. It was listed with a freehold guide of £115,000 plus.

The thatched two-bedroom character property retains many of its original features and also has a patio and off-street parking.

House snapped up at Auction
A mid-terrace house in Winkleigh has sold through Clive Emson Auctioneers. (THURS 24 JULY)
A keen buyer snapped up the three-bedroom house in 1 Park Place in Eggesford Road before the auction was even held. It was listed with a freehold guide of £80,000 plus.
Auction Appraiser Steve Appleby said: “There was keen interest in this property prior to auction which led to an offer being made which was accepted by the vendor.
“The new owner has acquired a delightful property with significant potential in a desirable location.”
It was auctioned in arrangement with Winkworths.
