It's a busy auction week....

This week there are quite a few property auctions taking place.  Something to suit everyone I'm sure! Some of my favourite auction lots under the hammer this week include....

Firstly I've a gorgeous little 1800s Victorian character cottage for you. Well, I say little, but to be honest it's sweet compact exterior appearance in the main image is instantly countered from within when you see the high ceilings and generously sized rooms in the additional pictures of the interior. That kitchen is both large and rather striking with it's attractive tiled flooring, the wood burning stove really adds both character and a cosy feel to the living room, and the bedroom shown is extremely generous in size and scale.

The grounds of this one are ripe for some green fingered influence, and it's a lovely rural setting in Herefordshire. The pre-fabricated barn and outbuildings have fantastic potential stc, and could be easily turned into workshops, stables, or garaging to suit the requirements of it's next owner. This one also has the benefit of no onward chain.

Well maintained throughout, this Victorian property retains many original features. It's a really pretty one, and has bags of character and potential. Very much one that will appeal to owner occupiers, and in particular for anyone who wishes to take on those grounds/outbuildings, moulding and shaping this one into the perfect property for their wants, needs, and pastimes.

The next property is a very attractive 3 bedroom stone and part-timbered property which is also grade II listed. It's going to be gorgeous inside too, but only after widespread modernisation throughout. That said, it's got pretty fireplaces, and quite the blank canvas feel to the interior.

This one may be perhaps better suited to the experienced developer or investor, but it could also potentially be a project property for the owner occupier that doesn't mind rolling up their sleeves, getting stuck into some renovation, and waiting that little bit longer before they can move into their dream home. It has the potential to be a rather stunning character property once it's received the TLC it's much in need of at the moment :-)

Finally, this one is a real rarity and really quite unique. It's a Grade II listed former merchant's house dating from the 1700s, and until around 20yrs ago this one was a forgotten property, causing a stir in conservation circles upon its rediscovery! It's got fantastic potential either through being retaining as a single house, or through taking advantage of planning permission to divide it up into 3 self-contained apartments. It's got some original features including the staircase, fireplace, and some fine ceiling plasterwork.

This is definitely one for the developers, builders and investors as there's a lot of work needing done that would best suit someone experienced, but this little piece of once forgotten history is very much worthy of being given a new lease on life Whether it's future is as a large family home, or being split into apartments, it's going to look fantastic when the work is complete and will be a very desirable property when it returns to the market, or is made available for rental.

So for all you people looking to buy at auction in Herefordshire... I hope you like my 3 fave properties under the hammer this week!
