Future Auctions - our Monday property hot picks!

I have a few interesting ones for you today. A real mixed bunch, but each is special in its own way...

Firstly we'll head for Lincolnshire where there's a fantastic three bedroom chapel conversion on offer.

With such a bold red brick appearance, this property will be one of the most eye catching in this wonderful village setting. In fact this one is so attractive that I just had to know more, and was pleasantly surprised to discover that unlike the catalogue(with only two exterior images on show), the auctioneer's website had considerably more images available which display a wide range of interior areas... and those interior views most definitely do not disappoint!

This quirky property boasts a wealth of period and character features throughout. In fact there are so many lovely things to point out that I'm not quite sure where to start! Most unique of all is definitely that unusual round window that can be seen in one of the catalogue images. But when you take a look at the interior pics, you swiftly spot that window from inside, appearing on a bedroom wall. It's absolutely gorgeous! A large white inset circular aperture contains not one, but NINE individual circular stain glass windows, laid out as a larger central window, with a circle of eight smaller ones set around it. It makes a lovely feature and talking point, and it makes me wonder what direction it faces. While it'd definitely be great to wake up to light pouring through the coloured glass, I imagine it could also be at its most spectacular during sunset :-)

Throughout most of the upper floor there is a considerable number of lovely exposed beams on show, and further unusual window placements, though in every single room this proves to have been well through out and the addition of some windows in the roof has ensured every nook and cranny is well lit by tons of natural light :-)

All the rooms appear of good size, and that upper floor contains not just those three bedrooms, but also one en suite and a family bathroom as well. Everything looks clean, crisp, neutral throughout, and finished off to high standard. Downstairs is more of the same, with a few additional features worth taking note of... there's a wonderful brick fireplace containing a wood burning stove in the living room for example, and I love that large period entrance door with the original checkered floor tiles as you step inside.

Finally, there's also the paved patio area outside to sit and relax in, plus some outbuildings and an outside store. We've not been shown these so don't know their size, but there may be scope to use them in various ways. Overall this is a fantastic property and would make a very desirable family home, or a rather unique and quirky letting property. Either way I'm pretty sure someone will snap this property up on auction day.

 

Next, we are off to Derbyshire to check out a lovely three bedroom maisonette. It's not often a property situated in the upper floors above a retail premises really catches my eye. Quite often they are just your run of the mill apartment, but not so here... this is a property that exudes character by the bucketload.

Yet again, this is a property with only two images in the catalogue, but has further to add on the auctioneer's website. In this case they really have chosen the best of the bunch to include. That living room is absolutely stunning, and even while the wood panelling on some of the walls or the electric fire may not be to everyone's taste perhaps, I actually think they do add to the quirkiness here.

More appealing to the masses perhaps, there are some very impressive dark wooden beams in here too, and I love that stone fire surround that stretches the width of the room. The real icing on the cake though, is that lovely stained glass window. When I first saw this property, it was the stained glass that first caught my eye and led to me looking closer at everything else it has to offer too.

Next feature to stop me in my tracks was the very generous roof terrace garden. Something often missing when living in the upper floors of a property, this is a fantastic outdoor space which has plenty of scope for someone green fingered to breath some life into using a good bit more pots and planters. Even if you're not into gardening though, this is a large space that is perfect for entertaining, and definitely a bonus for sunbathing or relaxing with a cold drink on hot summer days.

The rest of this property is a fairly blank canvas, so there's definitely scope to mould this place into your idea home. Those beams are prevalent throughout the property, and there is also some further wood panelling here and there. The main thing is that every single room is good sized and very light and airy. It is all this natural light that counters those dark beams and prevents them shrinking the rooms too much.

This property would be fantastic as a family home, especially having so much outdoor space. Alternatively, such a spacious neutral property in this very central location is absolutely ideal for a holiday home or a buy to let investment. Being ready to move right into, or swiftly let out, I'd imagine this one won't be getting left on the shelf at auction, it had far too much going for it. Someone will be very happy when the hammer falls on this one :-)

 

Ok, here's one for the investors or owner occupiers looking to by both a new home and also an adjoining retail workplace. Consisting of both a 3/4 bedroom house and the adjoining former post office, this property is perfect for someone looking to run their own little store, newsagent, or similar business while being just a few steps from their front door.

The house itself benefits from a good sized garden and plenty of off road parking space. There's also a large outbuilding which could have various uses(stpp) for hobbies, storage, or a workshop of some kind perhaps, and would be potentially very useful to in some way compliment whatever kind of workplace is created within the former post office.

So, while this one will clearly be a good letting opportunity, it is also going to be of great appeal to the owner occupier wanting the opportunity to live and work in such an excellent mixed use property :-)

Someone who will appreciate this location and see the benefits of this quirky situation.

The property itself is an absolutely lovely 2/3 bed bungalow which is situated down an unadopted road and sits in 1/4 acre of gardens. Inside, there has been recent refurbishment including replacing the kitchen, so this pretty bungalow should be pretty much ready to move right into. The grounds could use some tidying up, but are the ideal blank canvas for someone green fingered. If you can appreciate those nearby trains, then this could be your perfect dream property ;-)
