Future Auctions - our fabulous Friday property hot picks!

To start today, I have a fantastic opportunity for both owner occupiers and investors in equal measure, while also having plenty of appeal to builders and developers thanks to the many ways this property could be converted(stc) for a good return on resale.

So, what is this wonderful opportunity that appeals to such a wide array of purchasers? Well it is a rather unique opportunity to pick up a large property that is on the doorstep of the local pier/seafront and is within walking distance of amenities and town centre. This property is so desirable in the first instance due to it's prime location.... but there is more to it than that, so lets dig a little deeper shall we?

The current layout of the building is that of a retail unit to the ground floor, self contained 2 bed flat also on the ground floor, a 4 bed maisonette takes up floors 2 and 3, and a basement that is currently a mixture of retail and residential space which was formerly a self contained flat. That original basement flat could easily be reinstated or alternatively the layout has potential to be tweaked/converted so as to suit the purchaser's needs, all subject to planning permissions of course.

Now, I'm sure that from what you've read so far it is quite clear where the interest and potential is that will draw in the builders, developers, and investors. It's obvious that this building is ideally suited for buy to let with minimal intervention required, or equally so for conversion(stc) into either a more profitable letting arrangement or a profitable resell after completion of those works. But don't knock this one just yet owner occupiers, as not only has the property got plenty potential for your needs too, it has actually just been owner occupied for decades prior to this auction!

Understandably, having 2/3 apartments and a shop will not be for every owner occupier, in fact probably quite a lot could overlook a property like this without giving it much thought at all due to that layout... but there is easily as much potential for the residential portions of this property to be merged into a large family home(stpp of course!)situated above the retail shop that can as easily be a fine family business opportunity rather than for buy to let. How's that sound for the shortest commute to work possible?!?! :-D

Additionally, that basement could have a multitude of uses(stc). It could be used entirely as storage for the retail portion of the property. It can remaining mixed in its current state with the residential portion used as additional space for owner occupier use as perhaps even a workshop/hobby area set aside from the main residence, which would be very handy for musicians, artists, woodworkers and anything else you can think that can be loud, messy, or takes up a lot of space such as sewing or even use as a games room area(xbox, playstation, tabletop RPG, pool table... take your pick!). And last, but not least, the partial residential area of the basement would also well suit use as guest/visitor accommodation or for teenagers and older children wanting that little bit of independence while remaining close at hand, and there is potential(stc) there for converting the entire basement into residential accommodation if you wanted the extra space.

So, there really is a scenario for everyone in this property. The internal images show large spacious rooms with the appearance of walls of light where there are high ceilings and large bay windows... plus being a building with return frontage means there are even rooms with 2 of those enormous bay windows making them incredibly light and airy rooms! The decor is pretty much neutral throughout with only one exception that I can see, and there is at least one incredibly pretty fireplace in there. It's been well cared for and it doesn't look like work would required prior to moving in or letting out unless the intention is to convert parts of the property.

Those views of the coastline, beach and pier are stunning too, meaning the investors out there would be purchasing a very desirably property in a great location, and with fantastic letting potential. This flexible property has amazing potential no matter what angle you approach it from. Whether it's being purchased to let, to convert and sell for profit, as a big project property for owner occupiers seeking a home with adjoined business, and also for owner occupiers that fancy their first dabble as a landlord by letting out the portions they don't need for themselves... there should be a mixed bunch of interested parties for this one on auction day :-)

Next, we're off to sunny Scotland and a charming traditional 2 bedroom cottage in Argyll and Bute. This one is ideal as a holiday home, and therefore should appeal to both investors, and also owner occupiers looking for a property in a rural setting.

There's many eco-friendly systems in this property, and it benefits from under floor heating, is highly insulated, has a new drainage system with septic tank, and even boasts its own private water supply from the hills with a purpose built dam! There has been a lot of time, effort, and thought put into this property, making it ready to move right into or for immediate letting.

It's not just the practical elements that have been approached with this level of thought and long term outlook... throughout the property it has been decorated to a high standard and has a fantastic blend of pretty features with neutral decor. I particularly like the lovely wood burning stove in the living room that will make the place so very cosy and warm on those cold evenings. Also, as with the charming wooden fireplace lintel, there is a very attractive minimalist feel to many of the features in this property. There is even a fabby free standing bath!

I have to admit though, I was even more excited to discover how much this property has on the outside! There is a clear feel of self sufficiency throughout the cottage with its eco-friendly features.... and that extends outwards into the large south facing garden with its orchard with fruit bushes, veg plot, and various outbuildings/workshops. A fantastic prospect for the green fingered, especially those who aim to be as self sufficient as possible, and there is plenty room for a whole variety of hobbies, interests, and creative pursuits too.

Yes, this one has holiday home written all over it... for owner occupiers and investors alike... but it is that fantastic exterior and the possibilities it brings that has me wondering if others would feel like I do about this one? Personally, I'd say that for those who want to escape the rat race this place is ideal for full time owner occupation. It's a lifestyle that won't be for everyone, especially in the cold winter months, but for some it would be sheer bliss to have this level of self sufficiency, in a stunning area and with such a charming property with all its quirks and possibilities. It's a fantastic property :-)
