Future Auctions - a few fab properties!
First one for you today is a quirky and charming little project property in the Peak District National Park. Having previously been used as an office, this property now has approval for change of use to residential, making an ideal project property which would be well suited to owner occupiers and experienced investors alike.
What's wonderful about this particular property is how much character and fab features it has... it is an incredibly attractive stone building in a lovely setting, and it is expected that the conversion will result in a two bedroom home. I personally love the little extras such as the stained glass in the door that's shown in one of the images. While we don't have interior images, the impression is that it is a straightforward conversion, and the scale appears very well suited for the less experienced home owner to attempt.
It's a fairly flexible space, which allows the purchaser an opportunity to make their mark on this property, tailoring it to their own personal ideals when deciding the end layout. Well suited for owner occupation, as a holiday home, or equally as a letting property, this one should attract some attention from far ans wide on auction day, and it will be a wonderful residential property once the conversion is complete :-)
Now we're off to Cornwall to take a look at a lovely 4 bedroom property that is packed with period features and is ready to move right in to, or for letting out. Firstly I want to draw your attention to the gorgeous stained glass windows in the upper stairwell of this property... not only are they very very pretty, as well as subtle enough to appeal to most people's taste, but they are also large and letting an enormous amount of light into what in most properties would be a bit of a dim area for lighting. I know stained glass isn't everyone's cup of tea, and it can on occasion be rather gaudy and too 'in your face' so to speak, but it's something I wish we saw more of passing our way.
As a feature, stained glass can be incredibly pretty to look at whilst having no impact on space etc, and remaining fully functional. Unlike some bolder features, such as large fireplaces or large wall beams that dominate the space around them and can negatively impact on the footprint of a room or how furniture is laid out, windows with delicate stained glass design such as this one subtly compliment the surrounding area with no negative impact on functionality, footprint, or layout. I do love to see some pretty stained glass in a property, especially when it is original and set within a period property, as it's something quite uncommon in modern builds and can create a wonderful atmosphere in its surroundings.
But enough about that, and back to this particular property... and before going any further I will hold my hands up and admit that the feature fireplace in this one probably won't be to everyone's personal taste. It's not a style I would personally think to add to my home for example, however, I can take a step back and appreciate the design in context as a period feature... and while it's not something I'd have sought to add to my own home, I equally would not remove it were I to purchase this property...
It actually is quirkily(is this a word?? I'm not sure, but it works for me lol) well suited to the room and the property. The fireplace actually gives bags of character and fabby atmosphere to this space. By the time there's a pretty painting or ornate mirror hung above there, and is dressed with some pretty items of personal taste, it's actually going to look far more attractive in a fully furnished room than it ever could shown in a bare space like in the image. So don't let this bold appearance put you off, as the colour is obviously going to stand out enormously in pale surroundings, but when that neutral decor and flooring is broken up with furniture and accessories, including perhaps contrasting window dressings... I am pretty sure it's going to be not only a fabby feature fireplace, but also both the heart of the home and a cosy addition to this room in particular during those cold winder months...
There isn't further interior images with this lot, so I can only presume that the rest is of equally high standard and wonderfully light and airy throughout. A final little feature that I just spotted and am very pleased to see, is the window seat in the lounge/living room. I love those! don't see them often, let alone ones this pretty and well maintained. Looks very comfy to me, and a wonderful place to sit and take in the panoramic views of the surrounding countryside :-)
Lastly, I'm taking a wee look at the exterior. It's a pretty building, and I particularly love that small splash of red in the eaves on the front of the property. It's fantastic how much impact this small area of contrast has on the overall appearance. Set in 0.46 acres of mature gardens, the property has fabby surroundings, while also being of a manageable size and fairly easy to maintain for the less green-fingered folks out there. Additionally there is on driveway parking space for multiple vehicles and it also benefits from turning circle.
Overall, I see this as predominantly one for the owner occupiers out there, and this spacious 4 bed family home is a fantastic blank canvas throughout the interior and exterior from what we can see in the images provided. For anyone who particularly favours that style of surroundings you have the perfect property awaiting you.
Equally there is an incredible opportunity here for an owner occupier that hasn't the experience or desire to take on a refurb project property they can make their mark on more deeply, but there is plenty room to add a little colour, maybe some features of your own, and to mould and shape both house and garden into that dream property with minimal of graft required to achieve the effect.
This one is too good an opportunity to overlook... if you're seeking that ideal 4 bedroom family home with garden, then this one is definitely worth your time taking a closer look at. If it's your thing, then you'd best get over to the auction on Thursday 24th September and make your interest known, before this brill property lands in someone else's hands!
These ones also made my day…………..
Gorgeous eye catching 4 bed property that is ready to move right into. Light and spacious rooms throughout, fairly neutral decor, and some lovely features. Added bonus of detached double garage, driveway and garden... well worth a look :)
Development Opp... build your own Underground Eco House! Yes, you read that properly and it isn't a typo!! This perfectly ordinary and unassuming piece of land has planning permission for the construction of an earth sheltered eco house. An intriguing project for both experienced developers/builders, and also the bold and brave owner occupier seeking a one off home that is truly unique! :-D
Welsh quirky fixer upper opportunity... an attractive character property with many rooms spread across 4 floors. May suit owner occupiers seeking a project property that can be shaped into their ideal family home... but equally so, this one is fantastic for letting purposes, as the layout of this flexible property could be adjusted(stc) to suit a variety of outcomes. A very desirable property :-)
So that's it for now. Hope you all have a lovely day and catch up with more brand new auction properties next week!
