Prime Plymouth site sells in six figures
The coffers of Plymouth City Council have been boosted with the £827,000 sale of its former register office. (FRI NOV 1)
Extending to a total of 0.27 hectares (0.67 acres), the site in Lockyer Street, next to the iconic Plymouth Hoe, was listed at auction with a freehold guide price of £295,000.
But it drew considerable interest with 240 separate bids before the hammer finally fell in the sale by Clive Emson Land and Property Auctioneers.
It includes a two-storey block with offices and ceremony rooms over 574 sq m (6,175 sq ft), parking for 20 cars and gardens.
The property is allocated in the Joint Local Plan under policy PLY27, for a mixed use development including a hotel and 52 homes.
Auction Appraiser James Lofthouse said: “This was a rare opportunity to acquire a substantial site in a prime location next to the iconic Plymouth Hoe close to the city centre.
“It drew considerable interest, with many of the 240 bids believed to be from developers recognising the potential of the site.
“The new owner now has the option to forward a mixed use development scheme in line with the local plan allocation or an alternative scheme, subject to all the necessary planning consents, in one of the most desirable areas of the city.”

Cottage in demand
A cottage with land and a separate paddock in north Devon has fetched £151,000 at auction. (FRI NOV 1)
Acorn Cottage at Newtown, Bishops Nympton, South Molton, was among 173 lots listed in the latest auction held by one of the top five property auctioneers in the UK, Clive Emson Land and Property Auctioneers.
An end-terrace house, it came to auction with a freehold guide of £115,000 plus.
Senior Auction Appraiser Audrey Smith said: “This was a rare opportunity to acquire a dual-component property and paddock.
“The property requires a programme of refurbishment and repair works, and benefits from a large rear garden which offers the new owner scope for extension, subject to all the necessary consents.
“Unusually, it also has a separate paddock with roadside access and a parking area which offers potential for numerous uses, subject to all the necessary consents too.”
Also in South Molton, a three-storey period property recently used as a dentist’s surgery sold for £32,000 above its freehold guide when the gavel came down at £107,000.
The property in Duke Street features 10 rooms across three floors plus a kitchen, WC facilities and a garden.
Auction Appraiser Steve Appleby said: “There was keen bidding for this sizeable and well located property.
“The new owner now has a number of options before them, not least the potential to convert the whole of the property into multiple residential units, subject to all the necessary consents.”
The property was auctioned jointly with Underwood Wright Chartered Surveyors of Barnstaple.
