Care home snapped up
A ‘stunning’ Art Deco style former care home with 26 bedrooms in North Devon sold for £701,000 when the hammer fell at auction.
Woodtown House, set in 3.6 acres of landscaped gardens and woodland at East-the-Water, on the edge of Bideford, was among 145 lots in the second auction of 2025 by one of the top five property auctioneers in the UK, Clive Emson Land and Property Auctioneers.
Auction Appraiser Steve Appleby said: “This stunning Art Deco style former care home was one of the highlights of our latest auction.
“If offers the new owner numerous possibilities including use as a multi-generational family home, holiday apartments, guest house or continued use as a care establishment, subject to all necessary consents being obtainable.”
Woodtown House has a grand entrance with gates, gardens and parking for about fifteen vehicles.
The main house is surrounded by maintained level lawned gardens with several storage buildings and a large static structure previously used as a workshop.
It was auctioned in arrangement with Ware Commercial.

Exeter lots sell
A three-storey ‘beautifully presented’ town house in Exeter has sold at auction for £275,000.
The three-bedroom property in Albion Place was among 145 lots in the second sale of 2025 being held by one of the top five property auctioneers in the UK, Clive Emson Land and Property Auctioneers.
It was listed with a freehold guide price of £250,000 plus.
Auction Appraiser Steve Appleby said: “Keen bidding took the price for this beautifully presented townhouse over its guide
“Well-located and good quality properties of this calibre remain in demand whether for owner-occupation or for the rental market.”
The house was auctioned with Samuels Estate Agents.
A licensed HMO property close to Exeter University which previously returned £40,800 per academic year sold prior to auction.
The three-storey property in Blackboy Road, Exeter, was listed with a freehold guide of £275,000 but an interested party made an offer before the auction, which was accepted by the vendor.
With five lettable rooms, it also has three shower rooms, a communal room and kitchen plus parking to the front and rear for several cars. It has been previously let to students.
The property was auctioned jointly with Cooksleys Residential Sales and Lettings of Exeter.
