Fancy owning a pub in Kent?

An attractive George Inn pub in Chartham near Canterbury is to be put up for sale at auction, next week.

The pub is in Shalmsford Street opposite the Kingfisher Place development. Previously permission has been granted to build a separate dwelling next to the pub, but that has lapsed.

The George Inn itself has six bedrooms on the first and second floors with a pub and restaurant on the ground floor. It is currently let under the terms of a 13 year tenancy from November 2010 and is let at £25,122 per annum.

The public house occupies a good size plot, extending to 0.76 hectares (1.68 acres), and may offer potential for future development, subject to all necessary consents being obtainable.

Kevin Gilbert, auctioneer, said: "This is a substantial and attractive property on the edge of Chartham and may even appeal to builders and developers.

"There is huge potential for the site but all necessary consents must be obtainable before changes are made.

"Previous permission for a house on the site has been granted, but another request to install caravans on the adjoining field were declined, but are under appeal."

The property is among 159 lots listed for sale by Clive Emson, one of the UK's leading land and property auctioneers. The freehold guide price is £250,000-255,000.
