Development land, a substantial hotel and a historic toll house all attract successful buyers at auction

The latest Devon property auction results demonstrate the wide variety of opportunities available through the auction market, with successful sales ranging from residential development land and commercial hospitality premises to a unique historic home. Highlights from the latest Clive Emson Auctioneers sale included development land with planning permission in Exeter, a 14-bedroom hotel close to Dartmoor and a former toll house in Sidmouth, all reflecting continued buyer confidence across a diverse range of property types.

Buyer claims Exeter land

Land with planning permission for a detached house in a residential part of Exeter has sold at auction for £51,000.

The site fronting 203 Exwick Road was among 170 lots listed in England by Clive Emson Auctioneers, with the July online auction concluding on 23 July.

Its planning consent allows for a three-storey detached house with four bedrooms together with gardens, parking and cycle storage.

The approved dwelling extends to approximately 183 sq m and is arranged to provide flexible accommodation over three floors, together with garden areas, parking, cycle storage and refuse storage.

Overall, the land extends to about 0.02 hectares (0.06 acres)

It was auctioned jointly with Samuels Estate Agents.

New owner for hotel

A ‘substantial’ hotel with 14 bedrooms close to Dartmoor has sold at auction for £296,000. 

The Sportsmans Inn in Exeter Road, Ivybridge, includes:

·                     Commercial kitchen

·                     Office

·                     Store rooms

·                     Manager’s flat

·                     Large car park

·                     Outside seating area

Its site extends to 0.15 hectares (0.38 acres).

Auction appraiser James Lofthouse said: “This is a substantial two-storey hotel just on the edge of the town of Ivybridge.

“It achieved a sale price considerably above its freehold guide of £275,000 plus, and offers various options to the new owner.

“There is clear potential for the owner to take on the hotel and continue operating it in its current guise or they may have other uses in mind, subject to the necessary consents.”

The Sportsmans Inn was auctioned jointly with Bettesworths.

Buyer pays the toll

A former toll house in Sidmouth has been bought at auction for £100,000.

The Byes Toll House in Salcombe Road, is single-storey one-bedroom property, with gardens to the back and sides.

Senior Auction Appraiser Audrey Smith said: “This charming detached former toll house caught the attention at auction.

“The new owner may consider the property for owner-occupation, as a lock-up and leave bolt hole or even for lettings.”

Sitting at the gateway to Byes riverside park, the toll house is believed to date back to the early 1800s.

East Devon District Council instructed the sale of the toll house.

Stretford Cottage, in Weycroft, on the outskirts of Axminster, also sold at the auction.

Listed with a freehold guide of £225,000 plus, it fetched £248,000.

It is a detached three-bedroom property with 6.12 acres of riverside pasture, paddocks with outbuildings and stables previously used for equestrian use. There is also a double garage.

Clive Emson Auctioneers’ next online auction – the sixth of eight this year - concludes from 11am on 24 September.

Bidding is live from 48 hours beforehand.

Lot entries close on 1 September, with the catalogue online from 4 September.
