Essex Properties Deliver a Mix of Investment and Renovation Opportunities
A varied selection of properties across Essex went under the hammer in Clive Emson Auctioneers' September property auction, with lots ranging from fully let mixed-use investments and family homes to flats, renovation projects and land.
The Essex properties formed part of 228 lots offered across southern England in the auction, which concluded on Thursday 24 September. Among the properties sold were opportunities in Halstead, Romford, Grays, Colchester, Canvey Island and St Osyth.
Fully Let Mixed-Use Property in Halstead Sells for £900,000
A substantial, fully let mixed-use property in central Halstead was sold at the auction as an investment this week.
Flats 1-8 Centre Point and Units 8-10 The Centre, High Street, was offered jointly with Elwell Taylor and sold for £900,000 freehold.
The lot comprises a freehold block of eight flats, plus three commercial units, which are currently let at £97,380 per annum.
The commercial units are let to two different occupiers at a total of £19,800 per annum while rents of the eight flats, let on assured periodic tenancies, ranges from £8,800 to £9,600 per annum.

Three-Bedroom House in Romford Sells for £355,000
A mid-terrace house needing improvement in Romford went under the gavel.
Three-bedroom 17 The Drive in Collier Row was offered jointly with Accord Sales & Lettings and sold for £355,000.
Auction Appraiser Paul Wood said: “I wasn’t surprised to see this house, which offers a practical layout in a convenient residential location, snapped up after competitive bidding.
“Although needing improvement, we considered that once works have been carried out it will make an excellent family home or could be let to generate a good income, and our buyer agreed.”

Grays House Sells After 18 Bids
A three-bedroom house needing improvement in Grays, semi-detached 110 Heathview Road went under the gavel at £302,000 after 18 bids.
Director & Auctioneer Kevin Gilbert said: “Although the property needs some general improvement, we considered it would make an excellent home once works had been carried out – and our buyer agreed.”
Colchester Doer-Upper Sells for £237,000
A house needing repair and improvement in Colchester, three-bedroom 82 Newcastle Avenue was sold £237,000 freehold.
Paul Bridgeman said: “Our buyer had to look beyond the current state of the property to discover its potential.
“Water leaks which have caused part of the ceiling to collapse at both ground and first floor levels made it very much a doer-upper.
“However, the purchaser has acquired a blank canvas with scope to return the property to its former glory.”
Also in Colchester, a two-bedroom, first-floor flat needing improvement at 35 Capstan Place was sold for £99,000 leasehold.
Auction Appraiser Gabrielle Giedraite said: “Although requiring refurbishment throughout, this flat has potential to make an excellent home – and our buyer agreed.
“We also feel it could be let to generate a good income as it was previously let at £12,000 per annum.”
Chelmsford Property Sells Post-Auction
A semi-detached house needing improvement in Chelmsford, three-bedroom 10 Falmouth Road in Springfield was offered jointly with The Home Partnership with a freehold guide price of £225,000-plus with vacant possession.
However, the property sold post-auction for an undisclosed sum.
Canvey Island Flat Sells for £80,000
A one-bedroom flat in need of modernisation on Canvey Island, Flat 19 in Venables Court, Venables Close, went under the gavel at £80,000 leasehold.
Auction Appraiser Becca Flint said: “Because this flat had been previously let for 12 years, most recently generating £9,900 per annum, we considered it an excellent proposition – and our buyer agreed.”
Overgrown Land in St Osyth Sells for £35,000
A parcel of heavily overgrown land north of Point Clear Road, St. Osyth in Clacton went under the gavel for £35,000 freehold.
The lot provided another example of the variety of property and land that can come to auction, with buyers able to consider opportunities beyond conventional houses and flats.
