The lot comprises a freehold block of eight flats, plus three commercial units, which are currently let at £97,380 per annum.

The commercial units are let to two different occupiers at a total of £19,800 per annum while rents of the eight flats, let on assured periodic tenancies, ranges from £8,800 to £9,600 per annum.

Regional Director & Auctioneer Paul Bridgeman said: “This is a solid-mixed use property which we consider ideal for continued investment. I am expecting strong interest from investors keen to add to a commercial and residential property portfolio.”

A house needing repair and improvement in Colchester, three-bedroom 82 Newcastle Avenue is listed with a freehold guide price of £225,000 to £230,000 with vacant possession.

Paul Bridgeman said: “This is one of those occasions where potential buyers have to look beyond the current state of the property to what it might become.

“The seller has advised that the property has been subject to a number of water leaks which have caused part of the ceiling to collapse at both ground and first floor levels.

“Consequently, it’s very much a doer-upper – hence the guide price – with scope for a project for someone to return the property to its former glory.”
