Properties and land across Essex have gone under the auctioneer’s gavel this month. (weds 11 feb)

They were among 177 lots listed across southern England in the latest auction held by one of the top five property auctioneers in the UK, Clive Emson Auctioneers, which ended on Wednesday 11 February.

A mid-terrace house currently let as a care home in Ilford was sold in the firm’s first auction of 2026. The property at 71 Wellesley Road was offered jointly with Moverightnow, and sold under the gavel at £628,000 freehold. The property is currently let for £38,400 per annum.

An auction bidding war erupted this week over a 1.75-acre plot of land with potential off Upper Rainham Road in Hornchurch, before it finally went under the gavel at £460,000 freehold. 

Paul Bridgeman, director and auctioneer, said: “This one really took off, and we received 177 bids which drove up the sale price to more than double the freehold guide. We considered it might be possible to develop the land if all necessary consents are obtainable.”

A row of garages and a forecourt with potential in Chelmsford were sold for £148,000 freehold. Garages 8-17, located to the rear of 5 South Primrose Hill were offered jointly with Fenn Wright.

A 19th century three-bedroom end-terrace former coastguard cottage needing improvement at 4 Angel Close, Harwich went under the gavel at £139,000 freehold. 

Paul Bridgeman, director and auctioneer, said: “This historic cottage dating from around 1858 attracted a great deal of interest which translated into competitive bidding.”

A bidding war erupted as a three-bedroom, semi-detached 11 Windmill Villas, of non-traditional construction, in Bradfield to the east of Manningtree went under the gavel at £129,000 freehold after 66 bids. 

A two-bedroom, ground-floor flat needing improvement, 252 Hamlet Court Road in Westcliff-on-Sea, was offered jointly with Crowstone Estates and sold for £106,000 freehold. It is currently let at £9,000 per annum although the tenant is scheduled to vacate in March. 

Two-bedroom retirement flat 58 Nottage Crescent in Braintree went under the gavel at £50,000 leasehold.

Bidding for the next auction, the second for 2026, goes live from Tuesday 24 March and will end from 11am on Thursday 26 arch. Entries close on 2 March and the catalogue will be available from 5 March.
