A roomy detached house needing improvement in a residential area of Billericay, four-bedroom Bali Hai in Crays Hill was offered jointly with Hilbery Chaplin and went under the auctioneer’s gavel at £401,000.

Auction Appraiser Paul Wood said: “We had strong interest in this deceptively spacious four-bedroom detached house is ideally situated in a residential area of Crays Hill, Billericay.
“This translated into competitive bidding and with 63 bids logged, the sale price rose to more than £75,000 above the freehold guide.
“We considered that it would make an impressive home for owner-occupation or could be let to generate a good income once works have been carried out.”
A detached cottage with potential but needing complete modernisation, in a village setting near Chelmsford – Tokleys Cottage in Breeds Road, Great Waltham was sold for £280,000 freehold.
Regional Director & Auctioneer Paul Bridgeman said: “Our bidders could see the potential in this cottage, arranged over two levels and with some characterful features, despite it requiring extensive work.
“We considered it would make an excellent home of owner-occupation or could be let to provide a good income once works have been carried out.
“Alternatively there may be the potential to redevelop the site within a more modern structure to take advantage of the views, subject to all necessary consents being obtainable.”

Regional Director & Auctioneer Paul Bridgeman said: “Although this cottage is in need of some improvement, our bidders recognised its potential, especially with an extra parcel of land at the back of the garden.
“We considered that once work was carried out it would make an excellent family home or could be let out to provide a good income – and our purchaser agreed.”
