Essex Lots Sold in Clive Emson's Sept Property Auction

Houses, bungalows, flats and land across Essex were sold at auction last week. (thur 18 sept)

They are among is among 195 lots in the latest auction held by one of the top five property auctioneers in the UK, Clive Emson Land and Property Auctioneers which ended on Thursday 18 September – the firm’s largest auction by lot numbers in 13 years.

Mid-terrace 45 Beechfield Gardens, offered jointly with Hilbery Chaplin, was sold for £370,000.

Auction Appraiser Paul Wood said: “This one really took off with 81 bids from eight bidders driving up the final sale price to £85,000 above the original guide price.

“Our bidders recognised the potential in the property although it requires improvement throughout.

“We considered that once improvement works have been carried out, this property would make an excellent home for owner-occupation or could be let to generate a good income.”

The house is within striking distance of Queen's Hospital and Romford town centre with its popular railway station and Elizabeth Line link.

Semi-detached 9 Marsh Way in Brightlingsea, offered jointly with EzeMove EzeLet, was sold for £241,000 freehold.

This two-bedroom bungalow is situated in a cul-de-sac, ideally located for local shops, cafés and facilities in the town centre, as well as the recreational facilities available at the waterfront including the newly refurbished lido.

Regional Director & Auctioneer Paul Bridgeman said: “Although needing some improvement, we considered that this property would make an excellent home for an owner-occupier or could continue to be let to generate a good income – and our bidders agreed.”

The property has a gas heating system via radiators. There is a driveway leading to a garage and gardens to the front and rear.

Land on the north side of Oakleigh Lodge in Crabbs Hill, Hatfield Peverel was sold for £159,000 freehold.

The land was formerly the garden ground of the neighbouring house and sits between the established sports pavilion and cricket ground of Hatfield Peverel Cricket Club and the recently completed Bellway Homes development.

Paul said: “Our bidders could see that although the land is currently overgrown it well may offer potential for alternative uses, subject to all necessary consents being obtainable.”

Hatfield Peverel is situated to the north of Chelmsford city centre and has vehicular access to the A12 as well as public transportation links including regular bus service and mainline railway station to London (Liverpool Street).

The land extends to 1.25 hectares (3.10 acres).

A vacant flat in a sought-after area of Westcliff-on-Sea was also sold on the auction day.

Flat 1 at 17 Winton Avenue listed with a leasehold guide price of £110,000-plus with a share of the freehold at the auction.

However, the one-bedroom property was sold prior to the auction taking place.

Paul Wood said: “I wasn’t surprised to see this one snapped up quickly as it looked an excellent property.

“The ground floor flat is located in a highly sought after area, ideally positioned close to a range of amenities including the seafront and beach.”

Westcliff C2C station is less than a mile away, offering direct access to London. The Cliffs Pavilion, hosting major shows and performers weekly, is also nearby.

Tenure was the remainder of a 999-year lease from May 2025.
