Properties and land across Essex were sold at auction last week. (Friday 1 Nov)

They were among 173 lots in the latest auction held by one of the top five property auctioneers in the UK, Clive Emson Land and Property Auctioneers which ended on Friday 1 November.

l More than nine acres of greenbelt land with potential in Chigwell went under the auctioneer’s gavel.

Land on the east side of Vicarage Lane, which extends to approximately 9.08 acres (3.67 hectares), was sold for £450,000 freehold.

Regional Director & Auctioneer Paul Bridgeman said: “We had strong interest in this parcel of freehold greenbelt land situated on the edge of Chigwell village.

“Our bidders took note of pre-auction intelligence that the land was previously part of a larger area, part of which obtained planning permission for two houses and outbuildings.

“We considered that the remaining area of land, formerly used for grazing, might offer potential for future alternative uses, subject to all necessary consents being obtainable.”

l A parcel of land at Hale Close in a residential area of Chingford was sold at the auction for just £1. The land is made up of verges, roadways and footpaths in a cul de sac, situated on a residential development off Heathcote Grove, which runs between Endlebury Road to the north and Gunners Grove to the south.

l Also sold for £1 was Land South Side of Heathcote Grove in Chingford. It is made up of roadways and footpaths in a turning known as Heathfield, a residential development off Heathcote Grove, which runs between Endlebury Road to the north and Gunners Grove to the south.

l A bidding war erupted over a Romford house needing refurbishment. Semi-detached 502 Mawney Road eventually went under the auctioneer’s gavel at £413,000.

Sale price for the house, offered under instructions of the power of attorney, was £163,000 above the freehold guide price.

Senior Auction Appraiser Russell Hawkes said: “We felt there was plenty of scope and potential for builders, developers and even owner-occupiers in search of a renovation project – and we were proved right.”

The property is located just on the outskirts of Romford town centre, within easy reach of local shopping, public transport and schools.

l A former office building with two part-converted flats on the upper floors at the heart of Braintree town centre was sold. Vacant 55 High Street went under the auctioneer’s gavel at £305,000.

The ground floor remains as an office space with the two unfinished flats above.

Paul said: “Planning permission was granted for conversion of the upper floors into two one-bedroom self-contained flats and, while the work has been started, it needs to be finished.

“We considered It would make an excellent, quick-start project for a builder and then the ground floor office space and two flats could be let to provide a good income or sold to owner-occupiers.”

l Land at Thaxted, near Dunmow, with planning consent in place for a travellers’ site, was also sold at the auction, for £151,000 freehold.

The triangular parcel of vacant land is situated on the north side of Bardfield Road to the east of Thaxted and has a gated entrance off Bardfield End Green. The site extends to approximately 0.09 hectares (0.22 acres).

Paul added: “Planning permission was granted on appeal for change of use of the land to use as a residential caravan site for one gypsy family with two caravans, a utility building and hardstanding.”

l A Chelmsford house needing improvement and repair was sold after a bidding war.

Semi-detached 21 Church Avenue in the Broomfield area of the city finally went under the gavel at £209,000 – £59,000 above the freehold guide price.

Paul said: “This one certainly took off and competitive bidding drove up the price, resulting in a great deal for both purchaser and vendor.

“Our bidders could see that although the three-bedroom property is in need of modernisation and repair, it has potential to be a good family home or could be let or sold on.”

The semi-detached house of non-traditional construction is situated to the north of Chelmsford city centre. The property was offered jointly with Fenn Wright under instructions from executors.

l A top floor flat in East Tilbury, Flat 93 in Stanford House on Princess Margaret Road went under the gavel at £74,000 leasehold.
