East Midlands homes offering big returns on modernisation work set to attract bidders at Bond Wolfe auction.

East Midlands home for auction

A dozen homes across the East Midlands are set to tempt househunters with an eye for a bargain at Bond Wolfe’s next livestreamed auction on Thursday 19 May.

A prime example is 114 Dalestorth Street, Sutton-in-Ashfield, in Nottinghamshire (pictured), with a guide price* of just £30,000+ for a two-bedroomed mid-terrace house in need of modernisation.

With a small garden to the front and gardens to the rear, it is laid out with two reception rooms and a galley kitchen downstairs, with two bedrooms and bathroom with WC on the first floor and a further attic bedroom. It has gas-fired central heating and UPVC double glazing fitted.

The three bedroom mid-terrace house at 39 Chapel Road, Grassmoor, Chesterfield, Derbyshire, is also in need of modernisation and carries a guide price of £29,000-£34,000.

Similarly, it has a reception room and dining kitchen downstairs and three bedrooms and a bathroom with WC upstairs. It has gardens front and rear, gas central heating and UPVC double glazing.

Gurpreet Bassi, chief executive of Bond Wolfe, said: “Properties like this offer an ideal opportunity for those with some DIY skills looking for their first step on the property ladder, or investors looking to boost their rental portfolio.

“Some properties require more work than others, but all come with guide prices that are a fraction of market values and offer a huge return for those prepared to invest time and energy.”

Those looking for something a little bigger may be tempted by 17 Whitehouse Avenue, Loughborough, in Leicestershire, a three bedroom semi with a guide price of £69,000+.

With a driveway and garden to the front, it is laid out with a reception room, hall and kitchen downstairs and three bedrooms with a bathroom with WC upstairs. Outside there is a garage and long, overgrown, gardens. The rear may offer the opportunity for development, subject to the necessary planning permissions.

A remarkable guide price of just £15,000-£20,000 is attached to 149 Cheapside, in Worksop, Nottinghamshire, a work-in-progress that need only be completed to make a comfortable modern home.

A two bedroom mid-terraced house, it has a reception room and kitchen with dining area downstairs, the two bedrooms with a bathroom and WC upstairs and gardens front and rear.

Mr Bassi added: “Once again there is a terrific choice of properties, and we are expecting plenty of competitive bidding on the day.”
