Dorset, Devon... some lovely lots for auction!
Whilst it's raining outside, why not check out my weekend auction property hot picks?
The first one I've got for you completely drew me in at first glance, and won me over completely as soon as my eyes moved across to the image of the interior. This Dorset delight has stunning original features, from the fabulous fireplace, to the pretty windows that let in so much light and brightness that it's even able to balance with those wonderful dark beams.
It looks to be an ideal opportunity for investment, or equally for the owner occupier seeking a perfect project property. Yes, some modernisation is needed, but when you are working from a Grade II Listed blank canvas of this calibre, you already have something special on your hands even before any modernisation work begins!
Within a wonderful, popular village setting, this one is situated right in the heart of the community, making it an ideal family home. Having 3 bedrooms, walled gardens, all those stunning features, and even an old dairy on the ground floor... this one has much to offer and is already a very attractive home, even before being brought up to date. Having so much potential, it wouldn't surprise me if there's a few folks battling over this one when it goes under the hammer at auction :-)
This next one I have for you is quite similar on paper to the one above, but wow, what a contrast in appearance! Another Grade II Listed property for you here, a 2 bedroom this time, and with more of those wonderful original features such as the stunning fireplace shown in the second image with this one. It's not too often we see such a spectacular fireplace of this size and scale here at UKAL. The amazing surround lifts this one above the norm, and into a spectacular feature fireplace!
As I've mentioned before, I'm not personally the biggest fan of pink in general, but when a property is as pretty as this one, it totally adds to the character and overall appeal. This will be a lovely family home with a little updating, and it's in Devon - one of my favourite counties.
Also, the property above originally had more grounds than it is being sold with. Planning permission has been granted for another dwelling on a portion of the grounds which are being sold in a separate lot. It's not all that often we will bring to your attention a plot of land unless it's in quite a unique position, but we felt this one worth mentioning given that it presents an interesting opportunity...
It's not all that often there is such an attractive Grade II Listed property for sale, that also happens to have a fab development opportunity that is literally on its doorstep! So for any builders, investors, or developers who are looking to find that personal project property for themselves, they may also find that pretty pink property to be of even more of interest given the development opportunity on part of its former grounds (which I explain a bit more about below).
Yes the scenario will not suit everyone, a building site on your doorstep isn't ideal of course, but for those with dependants, family members, or loved ones that are in need of their own space while remaining close at hand, this is a fantastic opportunity to do so here through creation of a second property ideal to their needs and situated next to their own.
So, seeking two adjacent properties for sale or one property with a suitably sized annex can sometimes be like hunting for a needle in a haystack. This opportunity goes one step further and lets you create something tailored to your needs literally from the ground up, to allow for a loved one to retain their independence while still having support at hand. Perfect even for those grown up kids that cannot quite get on the first rung of the property ladder on their own, yet need their own space or room for their family to grow.
It may just appear to be a bit of land with some development potential or part of a garden to some folks, but there is also quite a unique opportunity here for those who are willing and able to take on the work involved, so as to benefit from the adjacent properties on completion of works. But of course, it is also ideal as a regular stand alone development opportunity as well :-)
Hope the weather cheers up for you all, and have a great weekend - back on Monday with some more property news!
