Devon Properties Sell Across Torbay, South Devon and Beyond
A varied selection of Devon properties has sold through Clive Emson Auctioneers' September online auction, ranging from residential investment opportunities in Torquay and homes in Paignton and Brixham to a beach chalet on the Jurassic Coast and a former vicarage in Dawlish with planning permission for seven homes.
The properties were among 228 lots listed across England, with the online auction concluding on 24 September. Several of the Devon lots attracted strong interest, including a Torquay HMO which sold well above its guide and a Branscombe holiday chalet which achieved £180,000 after 64 bids.
Other properties included a substantial six-bedroom building in Plymouth, a cottage in Colyton and a retirement apartment in Exeter, demonstrating the range of residential and investment opportunities available through the auction.
Torquay Residential Investments Sell Above Guide Prices
Torre Cottage, Upton Road, Torquay
Torre Cottage, an 11-unit licensed House in Multiple Occupation (HMO), sold for £325,000, considerably above its freehold guide price of £260,000+.
The property comprises 10 rooms and a separate cottage and was part let at £52,839 per annum. At the time of the auction, eight rooms were occupied.
Auction appraiser James Lofthouse said: “Torre Cottage gained the interest of bidders as a successfully managed and high-return residential investment property.
“With eight rooms currently let, it gives the new owner an immediate return on their investment.”
Torre Cottage was auctioned in arrangement with Bettesworths.
9 Upton Road, Torquay
A second Upton Road property, arranged over four floors and previously used as an HMO, also sold above its guide.
It had seven bedsits and two self-contained flats and sold for £146,000, against a freehold guide of £125,000+.
James said: “The new owner has acquired a property for which they may consider various options.
“Following repair and improvement, it would be suitable for lettings once again although they may wish to reconfigure the property, subject to all necessary consents being obtainable.”
Tudor Cottage in Lime Avenue also sold prior to auction, while a one-bedroom retirement apartment at Homequay House sold after the auction ended following an offer accepted by the vendor.
Branscombe Beach Chalet Sells for £180,000
Kestrel, a detached cedarwood holiday chalet at East Beach, Branscombe, sold for £180,000 after attracting 64 bids.
The chalet had been listed with a leasehold guide of £50,000 to £60,000 and was sold with the remainder of a 99-year lease from April 2003.
In need of repair following structural damage, the two-bedroom chalet also includes a kitchen, living and dining area, bathroom and veranda overlooking the beach.
Senior auction appraiser Audrey Smith said: “There was keen interest in this well-located chalet.
“It has suffered from some structural damage and requires repair but Its internal accommodation has been well-maintained with the principal rooms taking advantage of the spectacular views.
“Bidders were clearly captivated by the chalet, which meant that its final sale price considerably exceeded the guide.”
A two-bedroom mid-terrace cottage at Lower Church Street in Colyton also sold, achieving £91,000.
Former Vicarage in Dawlish Sells with Planning Permission
The Old Vicarage at 13 Weech Road, Dawlish, sold for £130,000+, offering a development opportunity within a historic property.
The former vicarage includes associated buildings, a coach house and approximately 0.17 hectares (0.4 acres) of land.
Planning permission had been granted by Teignbridge District Council in August 2026 for five houses within the main Old Vicarage building, one house within the coach house and a standalone new-build house.
The site had stood empty since 2003 and had been derelict since at least December 2008.
Senior auction appraiser Audrey Smith said: “This site came to auction with the benefit of planning permission and Listed Building Consent.
“The new owner may wish to build out the planning permission or may have other schemes in mind to breathe new life into this historic site, subject to all of the necessary consents.”
The site was auctioned jointly with Fraser and Wheeler Estate Agents.
In Exeter, a two-bedroom ground-floor retirement apartment at the Kingsgate development sold after the auction following an offer accepted by the vendor.
Paignton and Brixham Houses Find Buyers
A three-bedroom semi-detached house at 72 Spencer Road, Paignton, sold for £150,000.
The property was auctioned in arrangement with Eric Lloyd & Co.
In Brixham, a three-storey mid-terrace house at 63 Mount Pleasant Road sold prior to the auction.
The property had carried a freehold guide of £160,000+, but the vendor accepted an offer before the online auction began.
The Brixham sale also highlights that properties listed for auction can sometimes sell before the advertised auction date if the vendor accepts an offer.
Six-Bedroom Plymouth Property Sells for £250,000
A substantial semi-detached property at 41 Valletort Road, Plymouth, sold for £250,000.
The four-storey building has six bedrooms and gardens to the front and rear and was previously arranged as two maisonettes.
Auction appraiser James Lofthouse said: “The new owner has acquired an attractive and substantial semi-detached property.
“It was previously arranged as two well-proportioned maisonettes, which they may wish to re-let following a programme of improvement works.
“Alternatively, they may other plans in mind, subject to all necessary consents being obtainable.”
The September auction demonstrated the range of property opportunities available across Devon, from established residential investments and homes requiring improvement to development sites, leasehold apartments and unusual coastal properties.
With properties selling before, during and after the online auction, the results also highlight the importance of keeping track of individual auction listings and checking the latest position with the relevant auctioneer.
