Exeter flats sell for £515,000 at 250th auction by Clive Emson Auctioneers
An Exeter property with five apartments sold for more than £200,000 above its freehold guide price at auction. (WED JUNE 12)
Located on Clifton Hill, the building – which is fully rented out to tenants at a total of £37,500 per annum – was listed with a guide of £300,000 and sold for £515,000.
Senior Auction Appraiser Audrey Smith said: “There was fierce competition for this property with 91 separate bids at auction.
“Investment landlords clearly saw the benefit of acquiring a substantial, well-located and fully let period property with an immediate return on their investment.”
The self-contained flats are set out over five floors, and there are also gardens and off-road parking.
The property was auctioned in arrangement with Cooksleys Residential Sales and Lettings of Exeter.
Also in Exeter, parcels of freehold land with a nil reserve price eventually sold for £9,010.
The collection of land and verges are in the Linnett Close and Plassey Close area to the south of Stoke Valley Road.
Audrey said: “There was keen interest from two bidders in particular for this lot.
“Occasionally these types of parcels of land in residential locations come to auction with a nil reserve and, generally, we find that they prove in demand.”
The June auction was Clive Emson Auctioneer’s 250th since it was founded in 1989.
