Treble sale at auction for yard

A yard and storage land with gated access in Totnes sold for nearly three times its freehold guide price when the hammer fell at £104,000. (WED SEPT 18)

The site was among 180 lots listed in the latest being held by one of the top five property auctioneers in the UK, Clive Emson Land and Property Auctioneers.

Located close to the town centre, via Mill Tail, it extends to 0.04 acres (0.01 hectares) and was listed at £35,000 plus.

Auction appraiser James Lofthouse said: “Lots of this kind in a good location with potential often generate keen interest at auction.

“The new owner may wish to use the site for storage or may have other uses in mind, subject to all of the necessary consents."

The site was auctioned jointly with Vickery Holman of Exeter.

 

In Torquay, a two-bedroom bungalow in Swedwell Road sold prior to auction at a sum in excess of its freehold guide of £250,000 plus.

James said: “There was keen interest in this property before the auction which resulted in an offer being made, which was accepted.”

The bungalow was auctioned in arrangement with John Lake Estate Agents of Torquay.

Land and property in Plymouth sell at auction

A two-bedroom house in Plymouth was in demand at auction when it sold for £111,000. (WED SEPT 18)

The mid-terrace in Victory Street was listed with a freehold guide price of £85,000 but sold for well above that figure.

It was among 180 lots in the latest auction being held by one of the top five property auctioneers in the UK, Clive Emson Land and Property Auctioneers.

Auctioneer David Henwood said: “This property offers the new owner clear potential for letting, occupation or resale following a programme of refurbishment and modernisation.”

The property was auctioned jointly with Tuffins Property Management and Lettings of Plymouth.

­­­­Also in Plymouth, land off Stoke Road went for more than five times its freehold guide. The parcel was listed with a freehold guide of £10,000 plus but sold for £54,999 when the gavel fell.

It measures 0.5 acres (0.2 hectares) and adjoins others on the road.

Old Hescott Farm House, at Hartland, near Bideford, was among 180 lots listed in the latest auction being held by one of the top five property auctioneers in the UK, Clive Emson Land and Property Auctioneers.

Auction Appraiser Steve Appleby said: “OId Hescott sold comfortably in excess of its freehold guide of £370,000 plus.

“The new owner has a number of options before them. It has previously been used as a successful bed and breakfast. Clearly it could also be used for a similar purpose once again although it would also make a lovely family home.

“It also has potential to be split into two dwellings, giving ample accommodation for both, subject to all the necessary consents.”

Flats appeal to auction investors

Two flats in Crediton and Exeter have been sold after going under the hammer at auction. (WED SEPT 18)

They were among 180 lots in the latest sale by one of the top five property auctioneers in the UK, Clive Emson Land and Property Auctioneers.

In Crediton, a three-bedroom maisonette in the High Street sold for £60,000 leasehold.

The town centre property is split over two levels and has the remainder of a 125-year lease from December 2007.

Near Exeter, a top-floor flat in a period property in the village of Kenn fetched £90,000 when the hammer fell, just above its leasehold guide of £85,000 plus. 

The two-bedroom apartment at Trehill House has the remainder of a 999-year lease from 1986.
