Flats appeal to investors at auction

Apartments in Exeter and east Devon drew interest from buyers at auction.

They were among the lots in the latest sale by one of the top five property auctioneers in the UK, Clive Emson Land and Property Auctioneers.

In Seaton, a leasehold ground-floor flat sold for £70,000. The one-bedroom property at Highclyffe Court in Highcliffe Close is set above Seaton Hole on the Jurassic Coast.

It was auctioned with the remainder of a 999-year lease from January 1986. It had a guide of £65,000 plus.

A studio flat in Lansdowne, Woodwater Lane, Exeter, sold for £78,000 – well above its leasehold guide of £70,000 plus.

With one bedroom, it was sold with the remainder of a 999-year lease from 1981.

Senior Auction Appraiser Audrey Smith said: “Apartments remain in demand from a number of purchasers.

“They include first time buyers, investors seeking to add to their portfolio and builders who can add value through refurbishment for onward sale.”

Buyer snaps up Torquay property

A commercial property in Torquay town centre has sold through Clive Emson Auctioneers.

The building in Union Street, opposite the town hall, was among 165 lots listed in the auction house’s latest sale.

However, the property – with planning permission for conversion of its upper two floors into flats - sold prior to auction.

Senior Auction Appraiser Audrey Smith said: “This prominent and well-located property attracted keen interest prior to the auction.

“The new owner made an on offer which was accepted by the vendor. This can occasionally happen when a potential purchaser is keen to acquire a property rather than let it advance to open market sale at auction.

“Planning permission, in this case for residential conversion, can enhance a property’s draw and value.

“The new owner now has the option to follow this scheme or may have other ideas in mind, all subject to the necessary consents.”

The freehold plot at Warberry Heights is in an elevated position on a corner plot in a residential area offers views across Torquay towards Dartmoor.

It was auctioned in arrangement with Bettesworths of Torquay.

* In Newton Abbot, a freehold yard and storage land with padlock gated access fetched £27,505.

Located close to the town centre in Highweek Road, it was listed with a freehold guide of £15,000 plus.

* In Buckfastleigh, a two-bedroom investment property sold for £85,000 – well above its freehold guide of £55,000 plus.

The recently refurbished, mid-terrace in Orchard Terrace is let to a tenant at a rental of £695 per calendar month (£8,340 per annum).

But a keen buyer lodged on offer in excess of the guide prior to the auction, which was accepted by the vendor.
