Clive Emson Auctioneers unveils 143 lots for darling bids of May auction

We always look forward to the release of our auction partner, Clive Emson Auctioneers', catalogue.  This latest May sale is full of exciting land, residential and commercial property for auction across the South East and South West. Here are a few of the highlights!

Arranged as five flats, let at £32,050 pa, a residential investment at East Street, Colchester, Essex (pictured above), is guided at £250,000-plus. Lot 134 is among 143 lots listed by Clive Emson Auctioneers in the firm’s latest online auction, which concludes on 7 May, with bidding live from 48 hours beforehand.

February and March raised more than £52 million for clients, achieving a 75% success rate, with 364 lots catalogued.

Kevin Gilbert, a director and auctioneer at the firm, in its 37th year, said: “To us, this shows the resilience of the property auction market despite the ever-changing economic conditions, mortgage rate fluctuations and legislative changes, one of which has been the Renters’ Rights Act, with phase one coming into force from 1st May.

“This gives new rules for the private rented sector. Any tenancy previously called an Assured Shorthold Tenancy will automatically become a rolling tenancy and referred to as an Assured Periodic Tenancy, but the tenancy will not end because of this change.

“The legislation does not require a landlord to change or reissue any existing tenancy agreement, but they must provide a copy of The Renters’ Rights Act Information Sheet 2026 to each tenant before 31st May.

“At long last, there is a clear pathway forward and ‘knowing’ must be much better than ‘not knowing’.

“In reality, there will still be investor landlords and there will always be tenants: everyone is just working with a new set of rules.”

Auction "Ones to Watch"

In the forthcoming auction, a 0.56-acre cliff face at Turnchapel Cliff, Barton Road, Plymouth, Devon, has a nil reserve, meaning it is guaranteed to sell regardless of how low the final bid is.

Former places of worship are up for sale - Teignmouth United Reformed Church in Teignmouth, Devon, for £100,000-plus lot 14 and Carnkie Methodist Church, Carnkie, Redruth, Cornwall, for £85,000-plus. 

With a harbour view, land at Shutta Lane, Looe, Cornwall, has a guide price of £5,000 - £7,500 lot 45 and a former toilet block at Watcombe Beach Road, Torquay, is £5,000-plus. 

Looking eastwards, the vacant Lamb pub in Farnham, Surrey, is £320,000-plus. 

Stables and land, with planning permission for conversion into a two-bedroom property, at Warninglid Lane, Warninglid, Haywards Heath, West Sussex, is £250,000-plus. 

In East Sussex, a block of nine garages at St. Leonards-on-Sea, has a guide price of £80,000, with nearly £5,288 pa generated from lettings, with one garage vacant. 

Currently let at £83,400 pa, a mixed-use building with a ground floor commercial unit and five self-contained flats in Kent House Road, Beckenham, Kent, has a guide price of £975,000-plus. 

Land at the back of 25 The Pavement, London, just off Clapham Common, is guided at £75,000 - £80,000. 

Also in London, in Embleton Road, Lewisham, a top floor flat with one bedroom has a guide price of £150,000-plus. 

In Essex, a commercial property in Newland Street, Witham, with a self-contained split level flat above, has a guide price of £225,000 - £235,000. 

 In Hampshire, a freehold development site with outline planning permission for three detached self-build homes in Denmead, near Winchester, is guided at £700,000 - £750,000. 

A landmark, vacant commercial building over four floors at the Victorian-era sea resort of Ventnor, Isle of Wight, is guided freehold at £175,000-plus – it served as a W. Hurst and Son hardware store since 1963 until closure last summer.
