CPBigwood auction hits the heights
Another staggeringly successful CPBigwood auction as property prices hit fresh peaks.
Held at the Holte Suite, Aston Villa, it achieved £14,224,550 inclusive of prior sales, in the room deals and post event transactions.
This represented an 87 per cent success rate on the back of 2,500 viewings.
Jonathan Hackett, partner and head of auctions, said: “It was a remarkable auction. Just fantastic.
“Guide prices were being smashed left, right and centre. Bidding was hot.”
Before this year, CPBigwood's previous record auction took place in February 2014 which raised just over £13 million. All three auction sales that have taken place so far in 2015 have broken this record – February, £13.4 million, April, £14 .75 million and July, £14.2 million.
The room was once again packed and remained so throughout the day.
A number of properties outside the West Midlands were sold – two in Middlesbrough, one in Nottingham and one in Wales, highlighting the firm’s growing reach. All council lots sold, 95 per cent of vacant residential properties, 63 per cent of residential investments properties, 79 per cent of vacant commercial properties, 75 per cent of commercial investments, 71 per cent of ground rents and 50 per cent of land and development opportunities.
Highlights were Twelve Elms, Blunts Green, Henley-in-Arden, a five bedroom detached with swimming pool, standing in 14 acres of land, guide price £850,000-£950,000, which sold prior to the auction for an undisclosed sum; Sunbourne Court, Alfreton Road, Nottingham, an apartment complex close to Nottingham University and Nottingham Trent University, guide price of £800,000-£900,000, where the hammer came down at £1 million; and three homes in Stourbridge Road, Hagley, which also sold pre-auction.
Many family homes proved top drawer led by 366 Baldwins Lane, Hall Green, a semi-detached which attracted 160 viewings. From a guide of in excess of £95,000 it went for £169,000.
Pub sales were strong –The Kings Head, Hadley, Telford, off a guide of £80,000-£85,000, sold for £180,000; The Royal Oak, 258 City Road, Fenton, Stoke on Trent, sold prior to auction; The Hope & Anchor, 27 Redbrook Lane, Brereton, Rugeley, made £170,000; The Holly Bush, Knowle Hill, Hurley, Warwickshire, sold for £192,000; The Swan Inn, Rugeley Road, Armitage, sold for £110,000; and another Swan Inn, 162 Walsall Road, Great Wyrley, was purchased prior to auction.
