A two-bedroom cottage in Exminster has sold for £140,000 at auction.
The mid-terrace house in Exe View was among 167 lots listed in the December auction held by Clive Emson Auctioneers, which is one of the top five property auctioneers in the UK.
It was listed with a freehold guide of £135,000 plus.
Auction appraiser Steve Appleby said: “The new owner has acquired a property in a well-connected village which is within easy reach of Exeter.
“It achieved a sale price just above its guide and offers potential for letting as well as owner occupation.”
The house was auctioned in arrangement with Samuels Estate Agents.
Clive Emson Auctioneers’ next auction concludes on 11 February, with bidding live from 48 hours beforehand. Lot entries close on 16 January, with the catalogue online from 21 January.

In Cockington, near Torquay, a detached barn conversion sold exactly on its leasehold guide of £275,000.
Brook Cottage at Home Farm has three bedrooms along with parking, a double garage, gardens and a patio.
Auction Appraiser James Lofthouse said: “This attractive barn conversion offers the new owner the opportunity to place their own style on a charming home in one of the most sought after districts in Torquay.”
Brook Cottage was sold with the remainder of a 999-year lease from June 1992.
It was auctioned in arrangement with John Lake Estate Agents.
In Brixham, a mixed commercial and residential property in The Quay with a freehold guide of £150,000 plus sold when an offer was made and accepted after the auction.
The three-storey premises have a longstanding tenant of 23 years. They are currently let at £14,250 per annum.
