Cornwall Auction Highlights – Strong Bidding, Standout Sales and Exciting Opportunities

Cornwall’s property auction market continues to prove just how diverse—and competitive—it can be, with everything from town centre flats and character cottages to former churches, development land and iconic commercial buildings attracting strong buyer interest. Clive Emson Auctioneers’ latest May sale delivered another fascinating snapshot of what today’s bidders are looking for, with several lots comfortably exceeding guide prices as investors, developers and lifestyle buyers recognised the potential on offer across the county. Here’s a closer look at some of Cornwall’s standout auction results…

Flats in demand at auction

A property with 13 flats in St Austell sparked keen bidding at auction before going for £275,000.

The General Wolfe, at 3-5 Bodmin Road and 2-4 Truro Road,  was among 145 lots listed in England by Clive Emson Auctioneers, with the May online auction concluding on 7 May.

With a mixture of one and two-bedroom apartments, it comfortably exceeded its freehold guide price of £150,000 plus.

Auction appraiser James Lofthouse said: “The new owner has acquired a property with potential for long term rental income and capital growth in a favoured town centre location.”

Town centre industrial units at Globe Yard in St Austell with a freehold guide of £75,000 plus sold after the auction had finished.  May Whetter and Grose was also joint agent for this lot.

Land at Churchfield Place in St Blazey, Par, sold for £1,010.  Listed with a nil freehold guide, it measures 0.02 acres and is located in a residential area, close to local amenities. Cornwall Council instructed the sale.

In Fowey, land at Windmill went for £3,300 – more than three times its freehold guide of £1,000 plus.

The grassed roadside parcel is in a residential area and measures about 0.02 hectares (0.05 acres). Cornwall Council instructed the sale.

Terrace attracts keen bidding

A house in St Just sparked strong bidding before selling for £28,000 above its freehold guide price at auction. 

The two-bedroom terrace at 15 Princess Street fetched £128,000 when the gavel fell – well in excess of its freehold guide of £100,000 plus. It includes an enclosed courtyard and off road parking.

Lots in for former nightclub

An ‘iconic and commanding’ commercial premises in the heart of Liskeard sold for £120,000 after keen interest at auction.  

The former cafe and nightclub, Moghhe was listed with a freehold guide price of £95,000 plus but went for £25,000 above that when the gavel fell.

Auction appraiser James Lofthouse said: “This iconic and commanding commercial premises has been snapped up in the heart Liskeard.

“The new owner wish may to continue its former use as a café and nightclub, although it also offers great versatility for other uses too, subject to all necessary consents being obtainable.”

There was strong bidding for land in Shutta Lane, Shutta Road, Looe. Listed with a freehold guide of £5,000 to £7,000, it eventually went for £20,000 when the gavel fell.

Measuring about 0.04 hectares (0.09 acres), the elevated parcel is a short walk to the town centre and harbour.

Auction blessings

New life could be breathed into a former church near Redruth after it sold at auction.

With planning permission for conversion into three homes, Carnkie Methodist Church in Carnkie, had a freehold guide of £85,000 plus and sold for £95,000 when the auctioneer’s gavel fell.

Senior auction appraiser Katie Semmens said: “This former Methodist Church came to auction with the benefit of planning permission for three residential dwellings with allocated parking spaces and communal gardens.

“The new owner now has the option to build out the planning permission or may have an alternative scheme in mind, subject to the necessary consents.”

Carnkie Methodist Church was auctioned jointly with MAP Estate Agents.

Farmhouse goes at auction

A detached farmhouse cottage, Trenant Farm Cottage, on more than half an acre on the edge of Menheniot sold exactly on its freehold guide price of £125,000.

Auction appraiser James Lofthouse said: “Character cottages in semi-rural settings continue to sell at auction.

“With sizeable grounds and three sheds, Trenant Farm Cottage offers the new owner various possibilities.

“This could include refurbishment or even replacement, subject to all necessary consents being obtainable.”

Trenant Farm Cottage sits on land extending to about 0.25 hectares (0.61 acres).

The next online auction, the fourth of eight this year, concludes on 17 June, with bidding live from 48 hours beforehand. Lot entries close on 22 May, with the catalogue online from 28 May.
