A Helston town centre property with planning permission for four flats on its first floor, is among 166 lots in the fourth sale of 2025 by one of the top five property auctioneers in the UK, Clive Emson Land and Property Auctioneers.

The ‘substantial’ property in Meneage Street, which has a shop on its ground floor, has a freehold guide price of £180,000 plus.

Auction Appraiser James Lofthouse said: “This is a substantial town centre property at the heart of Helston town centre.

“It benefits from planning permission on its first floor for conversion into four flats, offering development potential in a busy part of this popular town.”

The ground floor shop has a  retail area, two changing rooms, offices and a goods lift.

The first floor currently has a staff room, WCs and a large open plan storeroom.

It is being auctioned in arrangement with Miller Commercial.

At Churchtown, Mullion, near Helston, a detached cottage for improvement has a freehold guide of £100,000 plus.

An older style brick built two floor house with a one storey annex to the left side. There is a plot of green grass in front of the building, and the sky behind is blue.

The Old Cottage was previously used as accommodation for The Old Inn pub. It has two bedrooms on its first floor and four rooms in an annexe.

Developers are expected to show an interest in land with planning permission for homes next to a recent residential development in St Austell. 

The freehold parcel in Cuddra Road, measuring 0.1 hectares (o.25 acres), has a guide price of £120,000 plus. It has planning permission for up to four homes.

Plots on the map

Twenty-three parcels of land scattered across Newquay town centre are also featured in the auction.

Auction Appraiser James Lofthouse said: “Some of the parcels of land are used for parking while others include byways and alleyways.

“Occasionally these types of parcels of land come to auction although it is unusual to have so many at one time.

“The nil reserve allows interested parties to lodge their bids and for the lot to realise its market valuation.

“There may be various reason for bidders’ interest, including the potential for further parking spaces to be created subject to the necessary consents.”

A block of lock-up garages with a workshop and an inspection pit in Penzance is set to drive interest at the auction. 

The property off Marine Terrace, near the Seafront,  has a freehold guide price of £75,000 plus.

It features four garages with up and over doors plus a large garage/workshop with an inspection pit, workbench and electricity.

Three of its four garages are already let at £70 per calendar month on licence agreements.
