In Meres Valley, the house – called Meres Copse - sold for £236,000, which was more than £60,000 above its freehold guide of £175,000 plus.
The two-bedroom house was auctioned in arrangement with Olivers Estate Agents.

It was among 170 lots in the fifth sale of 2025 by one of the top five property auctioneers in the UK, Clive Emson Land and Property Auctioneers.
In Redruth, an end-terrace three-bedroom property on a large site in Raymond Road sold for more than double its freehold guide of £50,000 plus when the gavel fell at £113,000.
Auction appraiser James Lofthouse said: “The buyer has acquired a property with plenty of potential.
“While requiring a programme of repair and modernisation, it is well located within Redruth and is situated on a large site which offers scope for further residential development, subject to all the necessary consents.”

In Camborne, a walled-off area of land with gated access close to the town centre went for £15,750.
It has been informally used for storage purposes and access to an electricity sub-station, which did not form part of the sale.
The site measures approximately 0.03 hectares (0.07 acres) and was listed with a freehold guide of £1,500 to £2,000.

Land next to 6 Gladstone Terrace in Redruth currently used for informal parking sold for £10,000.
Measuring about 0.01 hectares (0.04 acres), any future use of the land would be subject to all the necessary consents.

Buyer claims land
Land next to Penzance park and ride has been sold on behalf of Cornwall Council for £18,000. (THURS 24 JULY)
The parcel – measuring 0.15 hectares (0.37 acres) - at Long Rock was placed for auction by the local authority with a freehold guide price of £5,000 plus.
It was among 170 lots in the fifth sale of 2025 by one of the top five property auctioneers in the UK, Clive Emson Land and Property Auctioneers.
Auction Appraiser James Lofthouse said: “There was keen demand for this land which meant it went for more than three times its guide.
“Its location close to Sainsbury's supermarket and Penzance park and ride were among the attractions for bidders.
“The new owner may envisage a number of different uses to capitalise on its location, subject to all the necessary consents.”

A first floor apartment with ‘panoramic’ views in Chapel Street, Penzance, went at a leasehold price of £168,000.
The two-story property in Penzance town centre, with two bedrooms and allocated parking, was listed with a guide of £140,000 plus.
Auction Appraiser Steve Appleby said: “This charming first-floor apartment achieved a final sale price nearly £70,000 above its guide.
“Its location on historic Chapel Street and such features as high ceilings, sash windows and panoramic views across Penzance harbour were among its draws.”
It was auctioned in arrangement with Stacey Mann Estates Ltd.

It was auctioned in arrangement with Andrew Exelby Estate Agents.

A shop with a flat above in Holly Terrace, Heamoor, sold for £103,000.
Listed with a freehold guide of £95,000 plus, it was sold with a vacant ground floor – a former pharmacy – and a self-contained, one-bedroom flat above let at £8,925 per annum.

Estate in demand
Nearly 100 separate bids were lodged before a trading estate near St Austell sold for £431,000 at auction. (THURS 24 JULY)
The Bamber Complex at Roche was listed with a freehold guide price of £300,000 to £325,000 at auction but sold well above that figure after fierce bidding.
It was among 170 lots in the fifth sale of 2025 by one of the top five property auctioneers in the UK, Clive Emson Land and Property Auctioneers.
Extending to 0.3 hectares (1.3 acres) with several buildings and units, the estate attracted 92 bids before the gavel fell.
Auction Appraiser James Lofthouse said: “There was considerable interest in this estate which translated into a sale price more than £100,000 above its guide.
“The new owner has a number of options for this well-located estate, including redevelopment, subject to all necessary consents being obtainable.”

Freehold land at Delabole, near popular resorts on the north Cornish coast, has sold for double its freehold guide price at auction. (THURS 24 JULY)
The parcel, south of Higher Medrose, was listed with a guide of £25,000 plus but went for £51,000 when the gavel fell.
It was among 170 lots in the fifth sale of 2025 by one of the top five property auctioneers in the UK, Clive Emson Land and Property Auctioneers. Cornwall Council instructed the sale.
Auction Appraiser James Lofthouse said: “This plot of land attracted keen bids.
“Some may have been drawn by its location next to a residential area in a village with public houses, a convenience store, primary school and a strong sense of community.
“The new owner now has various options, clearly including some form of residential development subject to the necessary consents.”
