A ‘deceptively spacious’ cottage near Redruth sailed past its freehold guide price by nearly £20,000 at auction.

The three-bedroom property at 3 Lower Pennance in Lanner, fetched £181,500 when the auctioneer’s gavel fell.

It was among the lots in second sale of 2023 by the regional land and property auctioneers Clive Emson. It carried a guide of £165,000 plus. 

Senior auction appraiser Katie Semmens said: “This deceptively spacious cottage drew strong interest.

“Bidders clearly saw its potential in a pleasant village with the benefit of a good sized garden, parking and detached garage/workshop.

“After a course of updating, the new owner has a variety of options including resale back in to the market, letting or occupation.

“The property’s sale price reached nearly £20,000 above its guide, demonstrating the continued demand for residential properties of this quality.”

In Camelford, land and a private road with a nil reserve price fetched £1,955.

The strip of land gives access to a number of residential properties, a care home and a block of garages.

Katie said: “The new owner has acquired a site with a well-maintained private roadway and adjoining land fronting the River Camel with Riparian rights, including fishing.”

An art gallery with planning approval for extension in Cornwall was in demand at auction when it sold for £190,000 – well above its freehold guide price.

The Riverside Gallery in Golant, near Fowey, was listed with a guide of £175,000 plus in the second sale of 2023 by the regional land and property auctioneers Clive Emson. 

Senior auction appraiser David Henwood said: “Riverside Gallery proved very popular, with keen bidding taking its final sale price considerably above its guide.

“It is currently being used as an artist’s studio, although it previously traded as an exclusive 'pop up' restaurant.

“The new owner has acquired the property with the benefit of planning approval to enlarge the existing accommodation at first floor level.

“They may also wish to consider amending the current planning approval to incorporate an outdoor terrace area at first floor level or even an alternative use for the property including, perhaps, some form of residential use.

“Any works would be subject to all necessary consents being obtainable.”

In St Austell, a mixed-use property at 39 High Cross Street sold for £80,000 when the auctioneer’s gavel fell – well in excess of its freehold guide of £65,000 to £70,000.

It has a ground floor commercial premises with three rooms and a one-bedroom flat on the first floor.

A parcel of land in Penwithick, near St Austell, fetched £51,000 – also well above its freehold guide of £37,500 to £42,500.

It has planning permission for construction of a three-bedroom family home and a detached double garage.

Strong sales for Cornwall properties at auction

Homes in the Penzance area were in demand at the latest auction of properties in Cornwall.

They went for prices above their guides in the second sale of 2023 by the regional land and property auctioneers Clive Emson.

Cornwall Council instructed the sale of the property, which was listed with a freehold guide of £110,000 plus.

Another bungalow, Little Grove, also sold well in excess of its guide. The semi-detached property in Grove Lane, Perran Downs, Goldsithney, soared past its freehold guide of £175,000 to sell for £223,000.

The two-bedroom property was auctioned in arrangement with Stacey Mann estate agents.

Senior auction appraiser Katie Semmens said: “There was keen demand for residential property in our second sale of the year.

“This included two properties in the Penzance area which comfortably exceeded their guides, including one at Goldsithney which went for nearly £50,000 above its listed price.

“This demonstrates the continued demand for good quality properties in prime locations whether for investment, occupation or for some form of development enhancement subject to the necessary consents.

“The property market remains strong with yields above the vast majority of other investment vehicles.”
