Land sells at auction

Land with planning permission for homes next to a recent residential development in St Austell has fetched £100,000 at auction.

The freehold parcel in Cuddra Road, measuring 0.1 hectares (o.25 acres), was among 166 lots in the fourth sale of 2025 by one of the top five property auctioneers in the UK, Clive Emson Land and Property Auctioneers. It has planning permission for up to four homes.

Auction Appraiser James Lofthouse said: “This well-located parcel of land drew interest at auction.

“It is situated on the fringe of a recent new-build residential development, with a short length of tarmac spur road with kerbing that has already been constructed for the access into the site.

“The new owner may wish to take advantage of this and build out the planning permission or they may have another scheme in mind, subject to all of the necessary consents.”

From nil to £15,100

Twenty-three parcels of land scattered across Newquay town centre with a nil reserve price eventually sold for £15,100 at the same auction. 

There were 170 separate bids before the auctioneer’s gavel finally fell.

Auction Appraiser James Lofthouse said: “These parcels of land sparked strong bidding.

“By the time the final sale price was achieved, there were 170 separate bids with competitive interest from three parties in particular.

“Occasionally these types of parcels of land come to auction although it is unusual to have so many at one time.

“The nil reserve allowed the lot to realise its market value depending on interest shown. Demand can depend on location, size of land and its use, and unique circumstances.

“In this case some of the parcels of land are used for parking while others include byways and alleyways so this may have contributed to the level of bidding.”

Auction lock-in for garages

Bidders were in the fast lane for a block of lock-up garages with a workshop and an inspection pit in Penzance. 

The property off Marine Terrace, near the Seafront, went for £82,500 when it came to auction.

Auction Appraiser Steve Appleby said: “There was keen interest in this property which meant that it achieved a sale price in excess of its guide of £75,000 plus.

“Three of its four garages are already let on licence agreements, giving the new owner an immediate return on their investment.”

The lot was auctioned jointly with Stacey Mann Estates Ltd.

Bids go inn for former pub accommodation

Former pub accommodation at Million sold for more than double its freehold guide price at Clive Emson's auction. 

The Old Inn Cottage in Churchtown fetched £221,000 when the gavel fell, against a freehold guide of £100,000 plus.

Previously used as accommodation for The Old Inn pub, it has two bedrooms on its first floor and four rooms in an annexe.

Auction Appraiser James Lofthouse said:  “The Old Cottage requires extensive refurbishment but offers plenty of potential for its new owner.

“Bidders were clearly attracted by its location in a popular part of Cornwall and its extensive accommodation along with off-road parking, good sized gardens for formalisation and a store room.”

The Old Cottage was auctioned in arrangement with Christophers Estate Agents.

Bidders go to St Ives

A one-bedroom studio flat in the centre of St Ives sold for £127,000 at Clive Emson's auction. 

The second-floor apartment in Carncrows Street achieved a final sale price well above its guide of £90,000 plus.

Auction Appraiser Steve Appleby said: “This property’s location in the centre of one of the most popular seaside towns in Cornwall made it very attractive to bidders.

“A bright, spacious and well-presented apartment with a private entrance, it is ready made for the new owner to take up occupation or place on the lettings market.”

The flat was auctioned in arrangement with Salt Estate Agents.

In Truro, a semi-detached house at number two Newquay Road went for £92,000.

With three bedrooms, it has a lawn and patio at the front and an enclosed back garden. It had a freehold guide of £40,000 to £50,000.

Number four in Newquay Road, Truro, also a two-bedroom semi-detached house, sold for £199,000 against a freehold guide of £50,000 to £60,000.

The property has a loft room as well as a driveway parking and a garage.
