A parcel of land in Gunnislake in Cornwall has sold for £7,200 at auction. The plot – measuring 0.01 hectares (0.03 acres) ­– is located next to Gunnislake Health Centre in The Orchard.

Cornwall Council instructed the sale of the land, which had a freehold guide price of just £500.

Auctioneer David Henwood said: “Occasionally these type of parcels of land come for auction.

“It was placed with a very competitive guide and attracted considerable bidding before it eventually sold for more than £7,000.”

Redruth commercial property sells at Clive Emson auction

The freehold of two commercial units in Redruth town centre has sold for £63,000.

On Alma Place and Market Strand, both units are already let to tenants – together returning a total of £8,400 per annum.

The freehold was among 165 lots in the latest sale by one of the top five property auctioneers in the UK, Clive Emson Land and Property Auctioneers.

Senior Auction Appraiser Katie Semmens said: “This freehold dual component commercial investment opportunity was sold with the benefit of existing tenants. The new owner has acquired a great investment for their portfolio.”

* In Par, a freehold parcel of woodland near Uplands, The Mount, sold for £26,500 against its guide of £15,000 plus. In the centre of a residential area, it measures 1.82 acres (0.73 hectares).

A detached cottage with sea views near Penzance sold for £100,000 above its freehold guide at auction.

The two-bedroom property, Pentrew, was listed at £150,000 plus but fetched £250,100 when the gavel fell. It is in Levant Road, in the village of Trewellard between Pendeen and St Just.

Senior Auction Appraiser Katie Semmens said: “This delightful and well-presented cottage drew keen bidding at auction.

“It sits on a decent sized plot with well-maintained gardens, off-road parking and a detached garage as well as stunning views.

“It has been used as a successful holiday let over the past years and the new owner may wish to continue to use it as such.

“Alternatively, it would make a lovely family home and there is also potential for extension or development, subject to all necessary consents.”

Pentrew was auctioned in arrangement with Andrew Exelby Estate Agents of St Just.

In Penryn, a large period house comprising five self-contained flats went for £250,000 freehold.

The building in Broad Street has three flats with one bedroom each and two flats with two bedrooms.

Katie said: “This large period property has the potential to become a lucrative rental investment for its new owner or be placed on the market for resale post works.”

A four-floor commercial building in St Austell town centre has sold for nearly £100,000 at auction.

In a prominent trading location, fronting both Fore Street and Vicarage Hill, it fetched £99,500 freehold.

Senior Auction Appraiser Katie Semmens said: “The new owner has acquired a well-placed property in the town centre.

“It offers a number of options, including continued commercial or office use but there is also clear potential for residential conversion to the upper floors, subject to all necessary consents being obtainable.”

The property was auctioned in arrangement with May, Whetter & Grose of St Austell and Miller Commercial of Truro.

Located In a predominately residential area at 31 Grove Road, it includes a kitchen, customer area, storage, WC and hardstanding. It was previously let at £8,000 per annum.

Fierce bidding broke out for a one-bedroom cottage with land in the village of Treviscoe.

Hilltop Cottage was listed with a freehold guide of £95,000 plus but eventually fetched £160,500 when the hammer fell.

Auction Appraiser James Lofthouse said: “There were more than 60 bids for this property before it eventually sold.

“Part of its appeal rested in its rural location on a generous sized plot up a lane off the main road with a good degree of privacy.

“It is need of refurbishment throughout but offers the new owner potential for development, subject to all necessary consents.”

A historic former engine house at St Agnes has sold for nearly three times is freehold guide price at auction.

Part of a former tin mine, it is among the commercial properties at the Wheal Kitty Business Park.

Senior Auction Appraiser Katie Semmens said: “There was fierce competition for this property with 104 bids in total during its auction.

“Bidders clearly recognised the rare opportunity to acquire this historic former engine house.

“It occupies a decent sized plot and was most recently used as offices on the popular Wheal Kitty Business Park.

There are offices on The Engine House’s three floors and the property also has a ground floor storeroom and parking.
